What are the responsibilities and job description for the Commercial Property Manager position at SK Commercial Realty?
SK Property Management is actively hiring for a Commercial Property Manager, for a 1 /- Million SQFT Industrial/Flex portfolio in North & Northwest Atlanta. The Property Manager will oversee the day-to-day operations of each of their locations, to ensure the Properties are operating properly and to ensure Tenant and Ownership satisfaction. The Property Manager will have an Assistant Manager to assist with Tenant communication and maintenance issues.
Major responsibilities, tasks, and duties:
· Respond timely and courteously to problems and requests of tenants
· Prepare work orders for maintenance staff and vendors
· Ensure tenants’ needs are met accordingly
· Carry out frequent inspections around the tenant spaces and the property itself to ensure tenants comply with agreed upkeep of the property and lease agreement
· Ensure proper maintenance of lease and property files and ensure such files are updated as required
· Ensure company policy is adhered to by all parties involved
· Maintain all necessary tenant correspondence, file, and records
· Administer tenant occupancy and provide new tenant with introductory letters as regards maintenance request and rent collection procedures, insurance requirements, and emergency contacts
· Prepare administrative forms like expense reports
· Organize tenant move-ins, move outs and eviction when necessary
· Coordinate contractors for routine repairs and maintenance
· Provide all property coding right on the invoice in a proper manner.
· Compile monthly financial reports for Ownership.
The Commercial Property Manager is expected to possess the abilities, knowledge, and skills shown below in order to be highly effective on the job:
· Possess a degree from a university or College OR 3 - 5 years of working experience
· Possess proactive character
· Ability to initiate follow-through
· Possess flexibility and high level of dependability, as well as unquestionable confidentiality
· Possess strong oral and written communication skills to pass information to building Owners with a high level of professionalism
· Well versed in MRI and Yardi
· Ability to work with various computer packages like Excel, Outlook, MS Word, and Teams
· Possess ability to work with others and get them to perform optimally
· Possess ability to multi-task and prioritize assignments.

· Applicant be willing to spend a majority of the week traveling to properties (we do reimburse for mileage) – this position is 50% traveling around Atlanta and 50% desk work
· Applicant must be local to Atlanta
· This is a hybrid position – you’re responsible for making your schedule for the week. Monthly meetings at corporate are required.
