JOB SUMMARY:
The Lead Facilities Technician (HVAC) is responsible for the electrical and mechanical functions, operation of equipment, environmental controls and conditions, and the structural integrity and appearance of the facility and grounds. This position works as the lead of a team to insure smooth operations of the facility, equipment and building; by providing maintenance support, troubleshooting and repair, preventative maintenance on commercial heating, ventilating, and air conditioning (HVAC) systems including; boilers, AHU’s, hot and chilled water distribution systems, circulation pumps, cooling towers, walk-in coolers and freezers. The Lead Facilities Technician (HVAC) reports to the Director of Facilities while sharing the responsibility to train and lead activities of departmental employees; technicians, shift supervisors, and facilities staff in appropriate Service Standards and Facility operations/maintenance.
ESSENTIAL FUNCTIONS:
1. Complete all requests and directives of the Director of Facilities in the repair and maintenance of equipment within the facility.
2. Support preventive and corrective maintenance program efforts, including the transition to a more robust computer-based maintenance management system for our properties.
3. Perform maintenance and/or repairs of facilities and equipment, via in-house resources or by serving as the focal point for contracted efforts.
4. Shared responsibility to train and lead activities of departmental employees, technicians, shift supervisors, and facilities staff in Service Standards and Facility related maintenance tasks such as safety, machinery functionality, and the proper use of equipment.
5. Monitor, perform preventive maintenance, and repair all mechanical HVAC components including but not limited to rebuilding of circulating pumps, hydronic zone valves, fans and ventilation dampers, Trane Centrifugal Chillers, Marley Cooling Towers, Clever Brook Boilers, Cummins Generators, Liebert CRAC units, Heat Exchangers, G&E UPS systems, walk-in coolers, freezers,.
6. Maintains active preventative maintenance by inspecting, monitoring, cleaning and documenting hardware and systems, included but not limited to Electrical, Water, Gas, Waste disposal, Fire suppression, Kitchen, Grounds and other integrated infrastructure involved in operations.
7. Document all operational data and or information to ensure repairs are done efficiently and procedures are followed or developed; reporting equipment failures to Director
8. Organize and order material and inventory of stock in areas of responsibility assigned.
9. Keep all files and blueprints current in assigned area of expertise.
10. Maintain current equipment and building logs and reports.
11. Perform general carpentry, floor repair, carpet repair, interior and exterior walls, roof and ceiling.
12. Responsible for the care and maintenance of hand and power tools and other equipment used on the job and projects.
13. Maintains inventory of all HVAC filters and changes filters on a preventive maintenance schedule.
14. Assist in Casino event setup/takedown, grounds clean up, parking lot repair and snow removal as necessary.
15. Responsible for the safe operation of Casino vehicles on company property, in accordance with established policies, procedures, and controls.
16. Performs additional job-related duties as required or requested.
MINIMUM REQUIREMENTS & QUALIFICATIONS:
· Must have a high school diploma or GED.
· Must be at least 21 years old
· Must have Type 1 & 2 certifications for HVAC OR degree or certification from a 2-year technical school/college with an emphasis in HVAC.
· Must have at least 5 years of documented HVAC troubleshooting, repair, refrigeration and maintenance experience as well as have a working knowledge of maintenance and repair procedures for HVAC Building Automated Systems with programmable logic controls, as well as a working knowledge of pressure vessels, boilers, hot water heaters, heat recovery units, VFD’s, Pumps, Motors and radiant systems.
· Must have an extensive knowledge of facilities structures and finishes.
· Must have experience reading and interpreting blueprints and schematics.
· Must pass a written HVAC & Electrical Exam with a (70% or a higher score).
· Must have excellent attendance and must be able to work all shifts including nights, weekends and holidays.
· Must have the ability to prioritize and meet deadlines.
· Must demonstrate ability to participate in a positive, supportive and team-oriented environment.
· Computer Skills required.
· Must be organized, and the ability to work independently, with a minimum of supervision.
· Must remain sensitive to cultural diversity in the workplace
· Must have the ability to establish and maintain effective working relationships with casino coworkers and managers, tribal staff, vendors and the public.
· Must be physically capable of performing the duties outlined.
· Must have a valid driver’s license and must be insurable with the Southern Ute Indian Tribe.
· Must be able to obtain and maintain a Southern Ute Division of Gaming License.

PHYSICAL DEMANDS:
· Must be able to stand, walk, climb or balance, stoop, kneel, reach with hands, crouch, crawl and sit throughout shift.
· Must have a full range of motion and adequate strength in the use of hands and arms.
· The employee must have 20/20 vision (with corrective lenses).
· The employee must be able to lift and move up to 100 pounds.
· Must be able to work with heights using lifts, ladders and other equipment.
WORK ENVIRONMENT:
· Must be able to report to the Casino for off hour emergencies within 45 minutes of notification.
· Must be able to work in a cold or extreme heat environment.
· Must be able to work in a smoke-filled environment.
· Employee may be exposed to wet conditions and airborne particles that may be toxic or caustic.
· Employee will be exposed to moving mechanical parts and electrical apparatuses that can cause electrical shock.
· Employee must be able to work with a wide variety of individuals with different personalities.
· The noise level in the work environment is usually moderately loud, and occasionally very loud.
· Must be able to constantly work under close surveillance cameras.
CONDITIONS OF EMPLOYMENT:
· Candidate selected for employment will be subject to Pre-employment drug test, employment reference and background check.
· Must obtain and maintain a Sky Ute Casino Staff license.
· Must comply fully with all Sky Ute Casino’s policies and procedures, Gaming Code regulations and any applicable policies and regulations set forth by the Casino Resort.

Pay: $30.00 - $34.00 per hour
