What are the responsibilities and job description for the Maintenance Worker position at Solvang Retirement?
The Maintenance employee is one of our key employees. This individual keeps everything working while allowing each resident to maintain as much of their own apartment as possible. This person is responsible for overseeing the facilities preventive maintenance program as well as serving on the several internal community committees. These include safety, supervisors and periodically regional maintenance. This position has a high degree of contact with residents. Staff in this position must provide the community with a continuous stream of information on the status of the building and equipment. They must be able to clearly and concisely transfer this information through the system to ensure proper action is taken. They serve as a member of the community care team.
Education and/or Experience
High school diploma or general education degree (GED). In addition, the individual must have a background in maintenance or construction related area. The individual must hold a valid driver’s license and be insurable to drive the community van.
Essential Duties Required For This Position
- Follow and use preventative maintenance program.
- Repair, replace, and maintain: fixtures, community and equipment.
- Keep records and maintenance files.
- Conduct meetings as requested by management.
- Instruct employees regarding proper safety methods.
- Read and understand equipment and test procedures.
- Schedule, coordinate, conduct, observe and record community fire drills and record safety deficiencies.
- 20/20 corrected vision.
- Able to work on ladder in high place for prolonged periods of time.
- May include but not limited to keeping files in order on the following topics:
- Tool inventory
- Supply inventory
- Dept. S.D.S.
- Safety committee file
- Fire drills
- Other files as specified by management
- Prioritize tasks daily
- Communicate effectively with other employees and vendors and residents.
- Advise and manage maintenance codes and contracts.
- Communicate with management regarding safety issues.
- Communicate with fire and monitoring company and others regarding fire drills.
- Assist community staff with cleaning procedures as directed by management.
- Other duties as required.
- Performs other duties as required.
- Keep community in a clean and orderly condition.
- Tend to furnace and air conditions to provide heat, cool air and hot water.
- Maintain buildings in good condition.
- Inspect equipment to determine need and extent of servicing needed.
- Notify the manager of the need for major repairs.
- Perform ground maintenance on a year-round basis.
- Maintains community vehicle.
- Follows rules and regulations of various external regulatory bodies.
Physical Demands
While performing the duties of this job, the employee is frequently required to stand; walk; use hands to finger, handle, or feel objects, tools, or controls; reach with hands and arms; and talk or hear. The employee is occasionally required to sit and stoop, kneel, crouch, or crawl.
The employee must occasionally lift and/or move residents weighing more than 100 pounds with appropriate assistance or equipment. Specific vision abilities required by this job include close vision, distance vision, peripheral vision, depth perception, and the ability to adjust focus.
Job Type: Full-time
Pay: $16.00 - $18.00 per hour
Expected hours: 30 – 40 per week
