Position consists of both facility maintenance and customer service duties. You will play a key role in performing maintenance and custodial work within our properties and you'll be responsible for keeping a clean and safe storage facility by performing a variety of building and equipment maintenance duties including:
- Monitor facility to ensure condition meets company guidelines (i.e. drive aisles, hallways, landscaping, parking and paving, fence, walls, doors, painting) and perform minor and routine maintenance activities throughout the facility (i.e. storage unit turnover, gates, timers, seasonal maintenance) to make certain everything is consistently in working order.
- Use equipment safely and according to instructions; including the proper handling and storage of chemicals and cleaners.
- Clean vacated units on a timely basis and prepare units for future rentals.
- Follow all daily and weekly facility processes in place.
- Professional work behavior.
- Ability to handle and resolve recurring problems.
- Assist facility staff and Regional Manager with on-going projects to ensure timely completion and actionable items meet deadlines.
- May require daily travel to and from other facilities for various tasks as directed.
- Ability to work approximately 20 hours per week and more if necessary.
As a Property Assistant, you will provide exceptional customer service to existing and prospective tenants. Other responsibilities include:
- Ability to close sales in a timely manner through company requirements.
- Provides potential tenants with information, and tours of facilities and available units.
- Consults with prospective tenants to identify requirements and budgets, then matches these needs with available properties.
- Ensures available and model units are fresh and tidy.
- Coordinates move-in dates and processes.
- Prepares move-in materials.
- Creates, develops, and maintains a wait list as needed.
- Assists with record keeping, filing, and paperwork as required.
Qualifications:
- Education in maintenance or building trade may be substituted for experience on a year by year basis.
- Ability to work independently with minimal supervision.
- Ability to communicate and interact professionally with other staff and customers.
- Outgoing, friendly attitude and ability to make others feel welcome and comfortable.
- Excellent interpersonal skills with good sales and customer service skills.
- Excellent verbal and written communication skills.
- Detail-oriented and organized.
- Proficient in Google Suite or related software.
- Familiarity or hands-on experience with property management and security systems.
- Ability to pass a background test.
- Valid state driver's license.
- Reliable transportation.

While performing the duties of this job, you will be frequently required to stand, sit, kneel, crouch, crawl, bend, reach, climb or balance on a ladder, and maneuver around physical properties while performing various maintenance and inspection duties.
