Job Title: Lease Up and Marketing Specialist - Luxury Class A Property
DUTIES AND RESPONSIBILITIES:
Lease-Up Strategy and Execution
- Develop and implement leasing strategies and plans for lease-up communities to ensure each community reaches stabilization within the established timeline.
- Monitor lease-up performance metrics, such as occupancy rates, conversion ratios, and leasing velocity.
- Work closely with the development and property management teams to align leasing goals with the community's brand vision and market position.
Marketing and Branding
- Create and execute a marketing plan tailored to the specific market demographics and positioning of the property.
- Partner with advertising agencies or utilize in-house resources to produce collateral, digital ads, and social media campaigns.
- Responsible for monitoring the CRM to ensure agent compliance and for coordinating property tours with local businesses and organizations to support outreach and networking efforts. Additionally, they must organize promotional events and open houses to attract prospective clients.
- Manage the online presence, including property listings, social media accounts, and reputation management on review platforms.
- Develop outreach marketing strategy.
Market Analysis and Pricing
- Conduct regular competitive market analyses to recommend pricing strategies and incentives.
- Monitor local trends, such as housing demand, new developments, and economic changes, to inform leasing strategies.
Administrative Tasks
- Ensure all leasing documents are accurate and complete, adhering to compliance standards.
- Monitor the CRM system for tracking leads, appointments, and conversions.
- Coordinate with the property management team to ensure smooth move-ins and resolve tenant concerns during the lease-up phase.
- Will be the point of contact for local marketing related vendors and photoshoots.

Compliance and Reporting
- Ensure lease-up activities adhere to all applicable legal, compliance, and Fair Housing standards.
- Maintain accurate records of leasing activity, traffic reports, and marketing performance metrics.
- Prepare and present regular reports on leasing progress and marketing effectiveness to leadership
- Manage the CRM system for tracking leads, appointments, and conversions.
Marketing Strategy and Execution
- Develop and implement tailored marketing plans for lease-up communities, utilizing market research and analysis.
- Manage online presence, including property websites, social media, and listing platforms, to attract qualified leads.
- Collaborate with the corporate marketing team to create promotional materials, campaigns, and branding strategies that align with Strategic Properties’ standards.
Relationship Management
- Build strong relationships with on-site teams, prospects, and stakeholders to ensure seamless lease-up operations.
- Build strong relationships in local markets with area businesses and organizations.
- Serve as a liaison between the property, Regional Manager, and corporate office to communicate updates and progress effectively.

EDUCATION AND/OR EXPERIENCE:
- 3-5 years of experience in project coordination, IT systems, or operational roles, preferably in real estate or property management.
- Strong technical aptitude, with experience in IT migrations and software implementations.
- Bachelor's degree or equivalent combination of education and career experience.
- Experience with property management software such as BlueMoon is preferred but not required.
SKILLS AND ABILITIES:

- Excellent interpersonal, written, and verbal communication skills.
- Business to Business relationship building.
- Proficiency in Microsoft Office Suite and general IT tools.
Job Type: Full-time
Pay: $60,000.00 - $65,000.00 per year
