SUMMARY
We are seeking a highly motivated and detail-oriented Lease-Up Operations Associate to join our team. This role will support the growing needs of our Wellness portfolio by assisting in the execution of lease-up strategies across our properties. Given the complexity of lease-ups in tertiary markets, coupled with seasonal fluctuations and increased supply, the associate will play a critical role in driving occupancy, improving operational efficiency, and contributing to the overall success of Welltower’s wellness housing initiatives.
KEY RESPONSIBILITIES
- Drive Occupancy: Assist in the execution of Welltower's lease-up strategies to ensure properties reach targeted occupancy levels during the lease-up phase.
- Collaborate with Operators: Partner closely with assigned operating partners to ensure alignment with occupancy goals, offering strategic insights and guidance to optimize performance.
- Develop and Implement Strategies: Contribute to the creation and refinement of innovative lease-up strategies that address market-specific challenges, seasonal trends, and operator needs.
- Reporting & Analysis: Support the development of weekly leasing reports and other performance tools to track progress, analyze trends, and adjust strategies as necessary to meet occupancy targets.
- Operational Support: Assist in managing day-to-day lease-up operations, working directly with the AVP of Lease-Up Strategies to ensure smooth and efficient execution of tasks across multiple projects.
- Stakeholder Engagement: Regularly communicate with internal and external stakeholders, providing updates on progress and identifying areas of opportunity for further improvement.
- Market Insights: Monitor market conditions and competitive landscapes, providing data-driven recommendations to adjust strategies to meet shifting market demands.

TRAVEL
Some out-of-area and overnight travel may be expected.
MINIMUM REQUIREMENTS
- Bachelor's degree highly preferred, (Finance, Economics, Real Estate or similar business or analytical field).
- 3-5 years of experience in real estate operations, leasing, or property management, preferably in multi-family.
- Strong understanding of lease-up processes, market dynamics, and occupancy-driving strategies.
- Excellent communication and collaboration skills, with the ability to work effectively with both internal teams and external partners.
- Highly organized, with strong analytical and problem-solving abilities.
- Proficient in Microsoft Office Suite (Excel, PowerPoint) and real estate-related software tools.
