Job Title: Director of Home Construction and Land Acquisition
Location: Central or Southern Florida

Job Summary: The Director of Home Construction and Land Acquisition will lead and oversee all aspects of residential construction projects and land acquisition strategies for Summit Homes Florida. This role requires a highly skilled and experienced professional with deep knowledge of construction processes, land acquisition, and real estate market trends. The director will be responsible for overseeing a portfolio of residential homes under construction or for sale, ensuring quality standards are kept and driving timelines to ensure timely construction of high-quality residential properties available for sale.
Key Responsibilities:
1. Home Construction Oversight:
- Oversee the home construction process by third party construction companies, from pre-construction planning to final delivery, ensuring projects meet timelines, budgets, and quality standards.
- Collaborate with Management on style, size and design of units under construction to meet market demands and maximize profitability.
- Monitor construction progress, quality, and making adjustments as necessary to mitigate issues.
2. Land Acquisition Strategy:
- Review and evaluate potential land acquisition opportunities.
- Work with landowners, brokers, and government officials to oversee and maintain a strong pipeline of land acquisition opportunities.
- Assess and mitigate any risks associated with land acquisition, including HOA approvals, environmental mitigation, land clearing, fill requirements and grading operations.
3. Leadership and Team Development:
- Oversee and interact with the contract builders, land acquisition professionals, onsite construction managers, and their support staff.
- Ensure construction and development professionals maintain high standards of construction quality and compliance.
4. Risk Management:
- Ensure all construction projects and land acquisitions follow local, state, and federal regulations.
- Coordinate and work with local authorities, utilities and homeowner’s associations to ensure project plans are following local and state requirements. Identifying any potential construction delays or environmental issues that need to be mitigated prior to construction.
5. Market Research and Strategy Development:
- Stay abreast of industry trends, market conditions, and new technologies to drive innovation and strategic planning.
- Collaborate with senior leadership to develop long-term growth strategies for both land acquisition and residential construction.
- Provide insight into market demand, pricing trends, and competition, adjusting strategies as necessary.
Qualifications:
- Bachelor’s degree in construction management, Real Estate, Civil Engineering, or related field.
- 10 years of experience in residential construction management, land acquisition, or real estate development.
- Proven experience in managing construction projects and land acquisition strategies in multiple markets.
- Strong negotiation, financial management, and contract administration skills.
- In-depth knowledge of construction methods, building codes, zoning laws, and environmental regulations.
- Excellent leadership and communication skills
- Ability to think strategically and adapt to changing market conditions.
