Position Overview:
The Regional Supervisor of Property Management is responsible for the performance of a portfolio of commercial real estate assets across Los Angeles, Orange County, and the Inland Empire. This role is primarily focused on mentoring, supporting, and supervising a team of Property Manager/Leasing Agents to ensure strong leasing performance, high occupancy, optimal rental rates, and tenant satisfaction. This role will closely monitor lease activity and property operations, ensuring alignment with ownership goals while maintaining operational excellence and legal compliance.
Core Responsibilities:
Team Leadership, Supervision & Mentorship
- Directly manage and mentor a team of 3–6 Property Managers/Leasing Agents, ensuring they are well-trained, supported, and accountable for both leasing and operational responsibilities.
- Conduct regular performance check-ins and leasing reviews to track progress toward occupancy, rent growth, and retention goals.
- Set clear KPIs and leasing performance expectations, including weekly leasing activity reports, pipeline management, and tenant retention.
- Provide hands-on coaching to improve leasing techniques, tenant engagement, and follow-through.
- Foster a high-performance results driven team culture built on accountability, continuous improvement, and professional development.
Leasing Strategy & Performance Oversight
- Monitor and analyze leasing activity and performance across the portfolio, including absorption, renewal rates, and market rent achievement.
- Support and guide Property Managers/Leasing Agents in structuring competitive deals, managing broker relationships, and utilizing marketing platforms effectively.
- Review and approve leases, renewals, concessions, and deal structure to ensure alignment with market conditions and ownership objectives.
- Stay current on market trends and competitive positioning to inform pricing strategy and leasing initiatives.
Property Operations Oversight
- Ensure properties are maintained to high standards and are always “show-ready” for prospective tenants.
- Conduct routine property inspections to assess curb appeal, cleanliness, signage, vacant spaces, and common areas.
- Oversee preventive maintenance efforts and ensure prompt responsiveness to operational and tenant needs.
Capital Projects & Vendor Management
- Supervise tenant improvements and capital projects, ensuring timely delivery and budget compliance.
- Oversee vendor relationships and negotiate service agreements to ensure cost-effective, high-quality results.
- Coordinate with city/county officials, architects, engineers, and contractors for planning approvals, and project execution.
Financial & Operational Performance
- Develop and manage property-level budgets, focusing on rent growth, occupancy, collections, and expense control.
- Analyze leasing metrics and financial performance to identify underperforming assets or areas for improvement.
- Oversee rent collection efforts and minimize delinquency through proactive monitoring and intervention.
Regulatory Compliance & Risk Management
- Knowledge of local, state, and federal laws, including building codes, safety regulations, and lease terms.
- Manage legal and compliance issues related to leasing, tenant relations, construction, and property operations in coordination with legal counsel as needed.
Qualifications:
- Education: Bachelor’s degree.
- Experience: 5–7 years in commercial property operations or leasing, with 3 years in a supervisory role.
- Licensing: California Real Estate Sales License required (Broker License preferred). Certified Property Manager (CPM), Real Property Administrator (RPA) a plus.
- Technical Skills: Proficiency with property management/leasing software, familiar with CAD or space planning is a plus.
- Soft Skills: Strong leadership, coaching ability, effective problem-solving skills, and excellent interpersonal communication.
Work Environment & Compensation:
- This position is office-based and requires frequent on-site property visits.
- Occasional evening or weekend work as needed for tenant or project demands.
- Compensation: Base salary of $130K, plus performance-based bonuses expected to range from $30k to $90k, tied to leasing, occupancy, and NOI goals.
