Essential duties and responsibilities:
- Supervise building staff members including, assigning work, coaching and developing staff, hiring and disciplinary actions
- Show vacant apartments to prospective tenants
- Perform move-out inspections for vacating tenants
- Collect and properly record rent and any late fees
- Issue notices of delinquency and coordinate eviction efforts when necessary
- Complete and oversee maintenance and work orders, such as arranging for carpet cleaning, painting, and other necessary routine maintenance
- Listen to and address tenant complaints
- Keep the property clean and properly maintained
- Keep mechanics of property properly maintained and up to code
- Work with Property Manager on various reports, such as incident and management reports
Qualifications
Qualifications, skills and abilities:
- 3-5 years Superintendent experience in a rental Building
- Working knowledge of city, state and federal programs and regulations. (not critical)
- Experience with 621 union
- Experience with repairs, maintenance, mechanicals
- Must be able to effectively communicate and interface with all levels of management, residents, vendors, leasing, accounting and collection departments
- Able to communicate thru emails Word and Excel programs
- Must be able to create and analyze budgets and quarterly management reports. (helpful)
- Must have excellent organizational skills
- Strong leadership with a proactive approach to problem solving, required
- Customer Service oriented with the ability to keep calm in stressful situations
- Must be able to respond quickly to Emergencies
- Gas, Fire and Flood
- Position requires hands on ability to maintain property. (Landscaping a plus)
- Experience with Paycom, Yardi and Log Check a Plus
- Work Closely with the PM and Facilities team
- Submit Daily Recaps to Upper Management
- Standpipe, Sprinkler plus FACP licenses a plus
- Bi Lingual a plus. Rental building experience a plus
