GENERAL SUMMARY :
The Maintenance Tech III Maintains, repairs, and installs electrical, HVAC and plumbing equipment and systems throughout the community. HVAC Technician is responsible for performing installs, repairs and maintenance to a variety of equipment including : refrigeration, air conditioning, electric motors, heating units, heat pumps, hermetic compressors, commercial furnaces, boilers, burners, intake and exhaust fans, and economizers.
PRINCIPLE DUTIES :
The Maintenance Tech III Collaborates with onsite construction contractor. Maintains, repairs, and installs electrical, HVAC and plumbing equipment and systems at the community utilizing technical, interpersonal, and critical thinking skills under the guidance and support of a supervisor.
Working as a team with the entire Plant Operations Department, the Maintenance Tech III performs general maintenance duties, preventive maintenance, service calls, and emergency maintenance as needed and assigned.
Continues to perform minor repairs and similar duties that may be assigned to Maintenance Techs I & II, but is considerably faster and more proficient compared to Maintenance Tech levels I & II, and requires no oversight or direction.
Performs building and equipment repairs, with plumbing (clogged drains, wax rings, fill valves, replace faucets, garbage disposals, water heaters, camera snakes, gas leaks, soldering copper pipes, PVC repairs, etc.), electrical (ballast, switches, plugs, cut-in boxes, use of voltage meter, ceiling fans, reset breakers, run new electrical circuits, troubleshoot / repair high voltage motors, generator transfer switches, utilize the Lock-out Tag-out program, etc.), some carpentry (closet shelving, door trim, blinds, cabinet doors, baseboards, etc.), appliance repairs, Door locks (cutting keys, door closers, lock changeouts, sliding doors, etc.), appliance repairs / service, golf cart service / repairs and preventative maintenance on equipment.
Installing, maintaining, and repairing ventilation and air conditioning system and equipment, identifying maintenance risks and mechanical faults for HVAC systems.
Uses complex electrical schematics and blueprints to troubleshoot and correct problems.
Provides direction to co-workers through hands-on assistance, direction, support, and development; and serves as a positive role model by way of example.
Displays and practices a work style that reflects the mission, philosophy and goals of the organization.
Provides excellent customer service to residents as demonstrated by doing the following : Preview work order, and arrive at unit prepared with all tools / parts needed. Greet resident by name, introduce yourself, and tell him / her what you will be working on. Wear protective booties over shoes when entering Residents unit, if requested. If resident is not home, leave a note. Thoroughly clean up after yourself when finished with the job Maintain personal cleanliness. When a Resident asks you to do something not on the work order, if it will take less than 15 minutes, do it! If it will take over 15 minutes or doing it will make you late for an appointment, ask if you can use their phone to call in the work order on their behalf. Meet response time parameters for repair priority types, including ensuring that high priority work is completed first.
May complete apartment turnovers and scheduled pool / pond / lake maintenance.
Assigned one week of on-call duty as scheduled
Conduct technical training sessions for staff related to electrical, as well as safety training as scheduled by the Director.
Other duties as assigned.
QUALIFICATIONS :
Minimum five years of increasing responsibilities and experience in troubleshooting and repair of electrical systems and plant operations equipment in a complex commercial, industrial, and / or healthcare setting.
Must be knowledgeable in troubleshooting, repairing, replacing, and testing of various electrical controllers, boilers, HVAC, kitchen and laundry equipment, lighting and low voltage systems.
Universal Refrigeration certification required
Ability to read and understand complex electrical schematics and blueprints.
Basic understanding of state and national electric codes.
Proficient with automatic lighting schedules and systems.
Computer proficient using Microsoft Word, Excel, and Outlook.
Ability to understand and follow instructions in English, communicate effectively, and perform simple arithmetic.
Demonstrate the knowledge and ability to employ safe work practices.
Must have a passion for providing excellent customer service.
