We are working with a well-established and diversified property management firm, is seeking an experienced Property Manager for an elderly affordable community located in Augusta, ME. This role oversees a staff of three and requires a dedicated professional to ensure the smooth operation of the property.

Compensation
- Salary: $55,000 - $65,000, depending on experience
- 3% annual bonus based on performance
- 2 years of experience as a Property Manager (preferably with Project-Based Section 8 experience, but candidates with affordable housing, market-rate, or tax credit experience will also be considered).
- Assistant Property Managers with at least 5 years of experience looking to transition into a Property Manager role are encouraged to apply.
- Strong longevity in previous roles is important—candidates with frequent short-term positions will not be considered.
- The Property Manager will be responsible for overseeing all aspects of property operations, including:
- Managing client expectations and property financials.
- Coordinating physical facility improvements and maintenance.
- Ensuring compliance with HUD/CHFA regulations and Project-Based Section 8 requirements.
- Supervising staff and vendors.
- Developing and implementing capital improvement plans.
- Providing outstanding customer service and fostering a strong community environment.
- Cultivate a positive and collaborative relationship with residents, staff, vendors, and agencies.
- Motivate and lead staff through positive reinforcement and setting performance expectations.
- Negotiate and manage service contracts for property operations.
- Prepare and administer marketing plans to maintain high occupancy rates.
- Ensure the availability of resident programs.
- Monitor and manage operating and capital budgets.
- Oversee and schedule routine, preventative, and emergency maintenance.
- Enforce company policies, safety regulations, and Fair Housing laws.
- Participate in ongoing training and development seminars.
- Utilize Microsoft Office, Yardi, or similar property management software effectively.
- Education: A 4-year college degree is preferred, along with relevant industry certifications.
- Experience: 3-5 years of property management experience is required. Project-Based Section 8 experience is a must.
- Strong leadership and supervisory abilities.
- Highly organized, efficient, and able to prioritize tasks.
- Excellent communication and interpersonal skills.
- Proficiency in property management software (Yardi or equivalent).
- Affordable housing experience is a plus.
