Position Description :
The Construction Manager is the Owner's Representative that will overseeing all aspects of construction for light to substantial rehabilitations of residential apartment communities. Responsible for developing scope, working with architects and engineers, permitting, contractor bidding and selection, contract negotiations, daily oversight, quality assurance, schedule adherence, reviewing payment applications, and project closeout.
Position Responsibilities :
- Develop detailed scope and budget for rehabilitations
- Work with architects and engineers to prepare drawings and documentation for permit submittal
- Work with building departments, municipalities and expeditors to secure permits
- Identify qualified contractors and invite to bid projects.
- Review bids and make selection of most qualified bidder.
- Negotiate contractor agreements
- Monitor costs, schedule and quality of projects.
- Adherence to construction documents, scope and / or legal requirements.
- Review all invoices for compliance contractors, including insurance and lien requirements.
- Review all construction inspection reports
- Coordinate inspections and assist in obtaining timely closure of all permits.
- Organize and oversee walk-thru, sign-offs on all punch-list items.
