Assumes the Chief Engineers responsibilities if the Chief Engineer is not on site. You will work as part of an IFM Team of 15 at multi building tech client portfolio managed by JLL.
Location: Franklin, MA 02038 & Hopkinton, MA 01748
Schedule: On-site, Monday-Friday 7:00 AM to 3:30 PM w/rotating on-call schedule for after hours emergencies
Reporting to: Chief Engineer
Type of Employment: Full-Time w/JLL employee benefits within 1 month of employment

Estimated compensation: $40.00 - 45.00/hr.

What your day-to-day will look like:
- Under the Chief Engineer’s direction, supervise and direct contractors and monitor performance
- Assist the Chief Engineer in the formulation and implementation of the preventive maintenance program
- Assist the Chief Engineer in training and supervision aimed at expanding the capabilities of the engineering team
- Maintain work order system (CMMS) daily and complete any client service requests
- Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or clients operating within the buildings.
- Responsible for keeping records of buildings rounds and readings, all engineering logs and engineering data sheets.
- Responsible for informing contractors so that they are informed and knowledgeable with respects to the building’s critical functions and the work they are to perform, including an incident contact response list.
- Support preparation of monthly/quarterly operations and mechanical reports
- Respond effectively to all emergencies
- Communicate effectively to the client and subcontractors
- Complete assigned tasks that include but are not limited to: painting, pressure washing, cleaning, maintaining lighting system bulbs/ballasts (as allowed by licensing requirements), plumbing, HVAC systems, water treatment, hanging pictures, repair office furniture, locksmith work and general maintenance
- Perform assigned facility inspections and due diligence efforts
- Comply with all safety procedures
- Comply with all policies for the safe storage, usage and disposal of hazardous materials
- Participate in ongoing technical, safety, and operational process training programs
- Evaluate technician and subcontractor performance
- Ensure compliance with Jones Lang LaSalle minimum audit standards and client’s standard processes
- Any and all other duties and tasks assigned
- Ability to lift up to 50 lbs
- Comfort using ladders up to 30 feet tall
- Ability to frequently climb, bend, kneeling, lift and/or drive
- Strong customer service and communication skills
Experience and technical skills:
Required
- High School diploma or GED equivalent
- Five (5) years of relevant work experience, preventive & corrective maintenance of commercial or industrial buildings/equipment.
- Two (2) years of relevant leadership and/or supervisory work experience, scheduling & evaluating vendor & subcontractor performance
- Must possess and maintain a valid state driver’s license
- Must successfully pass background, drug/alcohol, and MVR screening process before beginning employment.
- Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS)
- Strong Customer Service & Interpersonal skills
- Experience using Microsoft Office (Word, Outlook, Excel, Teams)
- Strong troubleshooting and problem-solving skills are required.
- Must have knowledge of industry standards, for mechanical maintenance, HVAC maintenance, and the ability to apply knowledge to maintenance, inspection, and testing of campus mechanical systems.
- The ability to read, interpret, and understand basic engineering drawings and specifications including work orders and equipment manuals is required.
Preferred
- Military service, union training, vocational or college education is preferred.
- Corrigo CMMS exposure is desirable
- Johnson Controls BMS exposure is desirable
