QUALIFICATIONS
An On-Site Maintenance Supervisor must possess the following essential requirements:
· Minimum of five years maintenance experience
· Ability to supervise, teach and motivate staff
· Must be available for night/weekend on-call duty
· Working knowledge of property maintenance, supervision experience and a general knowledge of the real estate management business
· Thorough familiarity of electricity, plumbing, carpentry, HVAC, appliances and construction
· Excellent safety habits
· Good human relations skills and the ability to work well with others
· Excellent oral and written communication skills
· High School diploma or equivalent
· Ability to display professional behavior and dress as required by Van Rooy
· Valid driver’s license, reliable transportation and hand tools suitable for maintenance-related work
PHYSICAL ABILITIES
· Physical capabilities to carry out job responsibilities including the ability to stand for extended periods of time, ability to walk, talk and have use of both hands, bending at the waist, sitting, kneeling, laying horizontally, climbing, walking, etc., as job may require.
· The ability to use a ladder as compliant with OSHA standards.
· The ability to lift 80-100 lbs.
· Sufficient manual dexterity and eye-hand coordination to use a variety of tools, machinery and equipment.
· Accurate hearing and vision or corrected to a normal range.
JOB DESCRIPTION
The On-Site Maintenance Supervisor is responsible for the physical condition of assigned Van Rooy properties, retaining a staff of trained professionals and ensuring the satisfaction of all tenants and property owners in matters relating to the condition of their units, building and grounds.
RESPONSIBILITIES
1. Supervisory Duties
o Oversee the hiring and training of new maintenance staff members
o Make recommendations to property manager regarding performance evaluations of supervised employees
o Attend, as needed, board, ownership and company meetings
o Hold safety meetings and instruction classes as required for maintenance staff
o Plan and schedule maintenance, repairs and upkeep of assigned properties
o Maintain records regarding types and frequency of service requests received
o Make regular inspections of assigned properties
o Notify Property Manager of maintenance problems and recommended solutions
o Oversee all move-in and move-out procedures
o Make recommendations for contract services and supervise contract maintenance workers
o Establish and maintain a preventative maintenance schedule for each assigned property with written documentation in accordance with Van Rooy PM program.
o Establish and maintain preventative maintenance information (e.g. location of extra parts, equipment serial numbers, service telephone numbers)
o Serve as a role model for staff by following all company procedures and presenting an appearance appropriate to the image of Van Rooy
o Spot check work orders for accuracy and timeliness of work
2. Maintenance Duties
o Maintain thorough knowledge and written record of power, water and gas turnoffs, cleanout trap, fire extinguishers and fire hydrants, back checks, valves, sprinkler systems, irrigation systems, etc.
o Maintain a working knowledge of how the systems on each property operate and instruct the maintenance staff on these systems
o Oversee all aspects of property maintenance including grounds, custodial, preventative, corrective, deferred and emergency maintenance
3. Other
o Maintain a working knowledge of all fair housing laws, its policies and practices and be fair and consistent in upholding these and all company policies
o Comply with all OSHA regulations and any applicable laws regarding health, safety, lead based paint, asbestos and environment
o Maintain certification in HVAC
