POSITION SUMMARY : The Maintenance Technician (MT) is accountable for the upkeep and maintenance of the property, ensuring the efficient operation of facilities, strong resident relations, and adherence to financial goals. Reporting to the Property Manager, the MT's main responsibilities include maintaining the property's appearance, completing unit turnovers and work orders promptly, and adhering to company standards. This role is crucial in building positive customer relationships, meeting or exceeding key performance indicators, and delivering exceptional service, all while supporting the company's mission, vision, and values.

ESSENTIAL JOB DUTIES AND RESPONSIBILITIES :

  • Walk through all common areas and grounds daily to ensure excellent curb-appeal and identify maintenance needs.
  • Conduct regular inspections to maintain the appearance and functionality of building interiors, exteriors and grounds.
  • Ensure compliance with health, safety, and aesthetic standards by identifying and addressing maintenance needs promptly.
  • Adhere to all Fair Housing regulations, safety standards, and company policies.
  • Respond to and resolve maintenance requests from residents quickly and effectively, ensuring high resident satisfaction.
  • Foster positive, long-lasting relationships with residents to enhance the customer experience and support superior multifamily housing standards.
  • Achieve key performance indicators (KPIs) related to occupancy, maintenance, resident retention, and financial targets.
  • Perform general repairs, including plumbing, electrical, and HVAC work.
  • Prepare vacant units for new residents by performing necessary repairs and cleaning, ensuring units meet company move-in standards.
  • Collaborate with vendors on projects as directed by the Property Manager.
  • Implement and follow preventative maintenance practices and procedures as required.
  • Keep maintenance areas and equipment clean and in safe working condition.
  • Maintain and manage inventory of maintenance supplies and tools.
  • Demonstrate strong leadership, multitasking, and time management skills.
  • Other duties as assigned.

MINIMUM SKILLS AND ABILITIES :

Experience :

  • High school diploma or equivalent required.
  • At least 2 years of relevant work experience required.
  • EPA Universal, CAMT preferred, OR obtained within 24 months of employment. Computer Skills :
  • Proficiency with computers and / or tablets with the ability to utilize email is required.
  • Yardi, Adobe, and comfort generally with databases and web-based platforms preferred.
  • Other Skills :

  • Professional demeanor with high ethical standards and professional integrity.
  • Outstanding organizational skills, strong attention to detail, strong interpersonal skills, ability to multi-task and meet deadlines under pressure, and the desire and ability to work in a fast-paced, team-oriented environment required.
  • Effective verbal communication with customers, residents or employees.
  • Active participation in group meetings, training sessions and performance reviews.
  • Commitment to company’s mission, vision, and values.
  • Self-motivated with the ability to work independently.
  • Valid driver’s license and proof of insurance required.
