Summary/Objective
The Maintenance Technician will perform general maintenance and repairs on the facility(s), equipment and property structures to maintain a healthy, safe and attractive environment for residents and staff. The Maintenance Technician will have on-call responsibilities and travel throughout the district while working autonomously to complete job duties.
Essential Functions
- Perform maintenance and repair work such as plumbing, electrical, carpentry, painting, floor and carpet care
- Maintain records of all preventative maintenance and service activities
- Support supervisor and VOANR leadership in project development including design, schematics, pricing, etc.
- Know Federal, State, and local building codes and regulations
- Participate in and oversee maintenance projects completed by sub-contractors, including the bid process.
- Assist supervisor with monthly building inspections across the district
- Assist supervisor with health and safety regulation compliance across the district
- Assist in preparing vacant units in residential properties for occupancy
- Resolve all resident maintenance needs
- Assist with the facility(s) cleaning and trash removal
- Prepare vacant units for occupancy in residential properties
- Regularly inspect buildings and grounds to ensure they are maintained and compliant with safety requirements
- Communicate with and make recommendations about necessary repairs, maintenance, and property improvements that are within budgetary guidelines
- Other duties as assigned
Competencies
- Must be able to pass a Maintenance Skills Test
- Effective written and oral communication skills
- Experienced in operating a variety of equipment, including snow blowers, lawnmowers, paintbrushes and rollers, and small hand tools
- Able to work well with minimal supervision
- Ability to prioritize tasks and follow specified procedures
- Professionalism with the residents and staff

Supervisory Responsibility
This position has no direct supervisory responsibilities but may serve as a coach and mentor for other positions in the organization.
Work Environment
Position works inside and outside residential and office facilities, using various hand tools and office equipment.

While performing the duties of this job, the employee is regularly required to talk or hear. Specific vision abilities required by this job include close vision and the ability to adjust focus. This would require lifting 50 pounds unassisted, climbing up ladders, and using micro and macro motions.
Travel
Travel is required for this position.
Position Type/Expected Hours of Work
This is a full-time position. Days and work hours are generally Monday through Friday, 8:00 am to 5:00 pm. Occasional evening, weekend and on-call rotational work is required as job duties demand.
Required Education, Experience, or Eligibility Qualifications
- High school diploma/GED
- Two years maintenance work experience in a commercial facility
- Experienced operating a variety of equipment, including snow blowers, lawnmowers, paint brushes, rollers, and small hand tools
- Valid driver's license
- Complete and pass Maintenance Skills Test
Preferred Education and Experience
- Associates, bachelor, or technical degree
- 6 years' work experience with maintenance in a commercial facility(s)
- Experience with building inspections and compliance with health and safety regulations
