Description: Project Managers (PM) are responsible for all project administrative tasks and responsibilities required to successfully execute their assigned construction project. They work in tandem with the Project Superintendent to ensure they are equipped with the most current drawings, approved submittals, and a fully contracted team of trade partners. PM’s are also responsible for ensuring the cost of work associated with their project is expended at or below the agreed upon budget. This is done by working with the preconstruction team to develop a budget and buy out plan that is in parallel with the construction estimate. This cost of work is tracked throughout the execution of the project by the accounting team, which cannot be done without the compliance of the PM. The PM is responsible for ensuring all costs are accurately cost coded on a weekly basis, accurate cost projections are completed every month and that pay applications to the project client are executed and submitted on/before the contractually obligated date, each month.
Tasks/Authority:
- Carry yourself in a manner that will present as great representative of WellSpring to Owners, Design Teams, Trade Partners and the Community
- Project Turnover with the Preconstruction Team
- Execute, coordinate and present the Project Kickoff Agenda with the Project Team
- Develop the baseline construction schedule that will be utilized to contract the subcontractors to
- Ensure that the duration and sequences utilized are in accordance with the budget, contract and Superintendent’s plans
- Update and publish monthly progress schedules that reflect the work executed, delays and revised completion dates
- Develop the Budget and Schedule of Values
- Negotiate and execute all Subcontract and Purchase Orders
- Collect, review, submit & distribute all required submittals
- Set up projects in Procore with all drawings, specifications and a complete directory
- Develop and coordinate all Requests for Information (RFI) – main POC for the official submission of RFIs
- Works in tandem with Superintendent on the generation of the question, recommended solutions/remedy and execution
- Publish all drawing updates and track/coordinate any changes
- Ensure the correct .dwg file is provided to both the surveyor and the site contractor
- Estimate and negotiate all owner change orders
- Negotiate all subcontractor/vendor change orders
- Cost code all project related costs – AP invoices, Home Depot & Credit Card
- Providing all credit card receipts to Accounting with the appropriate cost coding
- Accurately forecast the “Estimated Cost at Completion” for all budget items on a monthly basis
- Ensure Accounting has everything they need to submit a pay app by the contractually obligated date each month
- Submit a Weekly Report to Sr. Leadership on a weekly basis
- Coordinate and lead all Owner/Architect/Contractor (OAC) meetings
- Schedule and support the Superintendent in the On-Site Coordination meetings
- Accommodating any project specific task, as needed to successfully execute the construction project assigned
Salary : $95,000 - $125,000
