POSITION SUMMARY
Reports to the General Superintendent. In concert with the Project Manager, the Superintendent is responsible for directing and coordinating construction and related activities on difficult construction projects through subordinate supervision, subcontractors, engineering, clerical and other personnel with accountability to maintain project quality standards, progress and completion schedules and achieve or improve on cost estimates.
ESSENTIAL JOB FUNCTIONS
- Provide for the safeguarding of the construction area. Promote and enforce compliance with the Safety Program and work with the Safety Team to develop the site specific safety plan, assist in training and assign subordinates to various safety-related responsibilities. Attend and participate in Tool Box Talks and monthly meetings and ensure that safety equipment is available and/or in use and all rules, regulations and requirements are adhered to by all employees, subcontractor personnel and visitors. Ensure that your Company Safety Manual and those in use by subordinates are kept up-to-date. Handle OSHA inspections and work with the Safety VP to resolve any inspection issues or citations. Safety is paramount.
- Determine in consultation with the Project Manager, the workforce requirements and coordination of schedule details. Supervise and coordinate all trade contractors. Follow progress of work to meet changing conditions and maintain full utilization of equipment and manpower. Carefully review the Overall Schedule update and identify the need to accelerate or re-sequence work and seek agreement from the Project Manager. Coordinate and schedule material and equipment deliveries, expedite when appropriate, with review from the PM.
- Manage the labor force, including accurately coding and controlling of on-site costs. Focusing on overall budget code all bills and material slips for the project for approval by the Project Manager. Responsible for ensuring that all timecards are reviewed and approved. Maintain appropriate files on project correspondence and controls.
- Develop and guide new craftspeople or Assistant Superintendents as required to perform those portions of the work that WB is self-performing, managing, or overseeing.
- Participate in or conduct jobsite meetings to coordinate progress of the work, i.e. discussing changes, problems, successes and future planning with the Owner, Architect, and/or Subcontractors. Communicate with trade foreman on a daily basis to prevent down time for labor crews and provide direction on the sequence and flow of work. Conduct formal meetings with Subcontractor representatives, weekly, and produce minutes of those meetings. Work in concert with the Project Manager to conduct Pre-Installation meetings for each trades (or as required by project specifications).
- Be constantly aware of governing laws, rules, regulations, codes, and safety requirements pertaining to all phases of the work.
- Establish and maintain an on-site equipment inventory. Whether owned or rented by WB, know its status and ensure that all levels of maintenance are performed as required and any repairs are made promptly. Arrange for proper storage of all Western equipment, tools, materials and supplies.
- Review contract documents (in preconstruction and construction phases) to achieve early discovery of conflicts or omissions in the drawings, details or specifications. Ensure correct interpretation of the documents and require that up-to-date drawings and specifications are properly located in a clean construction trailer, which is kept in an orderly fashion.
- Identify all potential extra work or claims, notify the Project Manager of such immediately, and if necessary track the costs related thereto.
- Direct, assist, advise and instruct subordinates on personnel problems and similar matters. Maintain discipline and harmonious personnel relations. Handle personnel grievances and complaints within limits of Company policy. Consult with General Superintendent, President, and Human Resources on personnel matters affecting subordinates.
- Establish a cooperative atmosphere with subcontractors, owner, architect, engineer, and other WB Team Members. Confer with the architect/engineer to clarify and establish technical, quality and other guidelines to resolve any present or anticipated problems.
- Act in the Owner’s best interests without compromising on Western’s best interests.
- Promote the company's capabilities through contacts with our clients, the architects and engineers. Develop and maintain relationships, which will enhance our opportunities for new projects. Participate in interviews and assist business development as assigned. Commit to continuous improvement within self, team, and Company.
QUALIFICATIONS:
- Broad knowledge of construction methods, principles of civil and architectural engineering. Familiar with supervisory practices and techniques.
- Bachelor’s Degree or combined education and experience.
- Minimum of one year of relevant experience.
- Extensive knowledge in construction best practices
- Capable of using computers and the necessary software required by the position
- Participate in company's continuous improvement program.
- Acquire and maintain a Construction Supervisor’s License
- Travel as necessary to perform the duties required by this position.
