Purpose of Department:
The mission of the department of Building and Grounds at William Peace University is to create and support a well-maintained campus infrastructure and to provide the highest quality service in a responsive and efficient manner to all our students, staff, faculty and visitors.

Summary of Position:
The Director for Facilities and Grounds plans, organizes, and provides services required for developing and maintaining high standards in the administration, care, operation, planning and development of university facilities and grounds. This includes routine and scheduled maintenance, renovation projects, overseeing construction and landscaping projects, and repairs as needed to buildings and systems. This position provides direction to housekeeping and grounds services. The Director of Facilities and Grounds serves as an individual contributor who also directs the work of others.

Essential duties and responsibilities:
Location: On-campus, in person with very rare remote work opportunities

ESSENTIAL DUTIES AND RESPONSIBILITIES Reporting to the Associate Vice President for Buildings and Grounds, the individual holding this position is responsible for, but not limited to, the following duties:
  • Plan, schedule, and execute all repair and maintenance concerns across campus for all buildings, including plumbing, electrical, HVAC, utilities, landscaping, parking, janitorial and other services.
  • Prioritize and respond to facilities-related requests for service. Provide ongoing maintenance updates.
  • Coordinate and schedule inspections such as fire, security, plumbing, electrical, and elevator systems.
  • Inspect buildings and evaluate use of space and facilities. Make recommendations for better space utilization.
  • Coordinate logistical support for events and functions.
  • Maintain, diagnose, and repair university’s systems and make recommendations for replacements, modifications, or enhancements.
  • Assist the Associate Vice President for Buildings and Grounds in planning, budgeting, prioritizing, and scheduling buildings and grounds modifications, including preparation of cost estimates, bid sheets, layouts, and contracts for construction and acquisitions.
  • Procure materials, supplies, equipment, and/or other services from outside sources by researching, comparing, obtaining recommendations, etc.
  • Inspect construction and installation progress to ensure conformance to established specifications.

SUPERVISORY RESPONSIBILITIES
  • Manage employees and contractors assigned to Maintenance; provide overall direction, coordination, supervision, and evaluation. Also has facilities oversight in working with vendors for housekeeping and grounds.
  • Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
  • Carry out supervisory responsibilities in accordance with the organization’s policies and applicable laws.

  • Carrying and climbing step ladders and extension ladders is required.

  • See and read a computer screen and printed materials
  • Work in a variety of climate conditions including varying levels of temperature, humidity, etc.
  • Exhibit manual dexterity to operate office and building maintenance tools and equipment.
  • Ability to lift up to 75 pounds

  • Work is frequently performed outdoors with possible exposure to adverse climate and weather conditions such as wind, sun, and hot or cold temperatures and with noise levels varying from moderate to loud.
  • Work is also performed indoors with varying temperatures and noise levels.
  • While performing the duties of this job, the employee is frequently exposed to moving mechanical parts and outside weather conditions.
  • The employee is occasionally exposed to high, precarious places; fumes or airborne particles; toxic or caustic chemicals; risk of electrical shock; and vibration.


Minimum Qualifications:
QUALIFICATIONS Candidates who apply within established recruitment dates are required to meet the minimum qualifications to be considered for employment. Minimum qualifications are the absolute smallest amount of experience and education that provide the ability to determine if the candidate could potentially perform well in the position. Preferred are the qualifications that enable a candidate to potentially excel in the position.
Minimum Qualifications
  • BA/BS degree, preferably in mechanical engineering or related field, with five years of related experience, or equivalent combination of education and experience
  • Supervisory experience of facilities, maintenance, and/or landscaping staff or vendors
  • Demonstrated ability to work collaboratively and effectively in a culturally diverse environment
  • Ability to work required schedule, including responding to after-hours or on-call requests for service
  • Valid NC driver’s license

  • Relevant experience in a higher education setting, maintaining historic properties, and/or overseeing a campus with multiple buildings
  • APPA or IFMA Certification
