Position Summary
The Porter is responsible for maintaining the overall cleanliness and appearance of the grounds, building exteriors, common areas, amenities, parking areas, frontage, and roadways throughout the Elevate at Spring Crossing community.
Essential Job Functions
- Responsible for the upkeep of grounds, building exteriors, common areas, amenities, parking areas, frontage, and roadways in the community
- Polices outdoor areas for pet waste, maintaining pet waste receptacles throughout the property
- Removes leaves and straw from parking areas, sidewalks, and breezeways with a blower
- Removes tree debris from common areas and parking areas
- Assists with the upkeep and management of the community pool and the overall pool area
- Installs and maintains signage throughout the community
- Cleans spills/stains in common areas
- Operates a pressure washer on building exteriors, sidewalks, and breezeways to maintain community appearance standards
- Assists in the preparation of market ready units by assisting with trash removal of vacant units
- Attends and facilitates resident functions on occasion that are held outside of normal working hours
- Assists with light landscaping duties as needed, including pulling weeds, trimming branches, and/or applying fire ant insecticide
- Delivers office correspondence to residents as needed
- Assumes additional responsibilities and performs special projects as required
Required Qualifications
Education, Training and or/ Experience
High school diploma or general education degree (GED) with three plus years of relevant grounds keeping experience. A Certified Pool Operator (CPO) certificate is a plus.
Knowledge, Skills, and Personal Characteristics
- Knowledgeable and skilled in the safe use of grounds keeping materials, equipment, and tools
- Ability to manage and prioritize multiple tasks in order to meet deadlines
- Strong attention to detail
- Ability to communicate with staff members, tenants, and vendors
- Displays a positive, friendly, and professional attitude with a strong focus on customer service
- Ability to work individually and as a part of a cohesive team
Physical Demands
The nature of work requires an ability to communicate and exchange information and operate general grounds keeping equipment and tools. Requires the ability to be on one’s feet for extended periods of time, to bend, kneel, and reach in order to maintain surfaces of all heights and sizes, as well as an ability to lift and move materials or equipment up to 50 pounds.
Working Conditions
Work is performed in a general office environment and apartment community. Individuals will be frequently exposed to outside weather conditions, including wet, warm and cold environments.
