We are seeking a seasoned Property Manager who shares our vision and our passion.

Position Summary:

The Property Manager is responsible for two LIHTC properties (116-unit LIHTC/HOME and an 18-unit LIHTC/HOME) and will serve as the main point of contact for applicants and residents on leasing activities, rent collections, and tenant interactions. The Property Manager will also ensure compliance with agency policies, rules and procedures as well as state and federal requirements.

Primary Duties and Responsibilities

  • Supervise all rent charges and collections and notices for delinquent payments.
  • Maintain files and ensure accurate collection and reporting program data in support of compliance requirements.
  • Manage all rent and subsidy collection issues.
  • Responsible for approval of final income determinations for Initial and Annual Certifications, ensuring all certifications are current and completed for the month in which they are due.
  • Ensure ongoing lease compliance with respect to specific programs.
  • Prepare and submit scheduled rent increases for approval to appropriate agencies.
  • Prepare and submit required reports including time sheets, building inspection reports, vacancy reports, recertifications, move-ins, property/unit inspection reports as others as required.
  • Monitor property budget performance and prepare and/or review monthly variance reports.
  • Conduct property tours for applicants and briefings/orientations for new residents.
  • Compliance with Fair Housing laws and other regulations, AFHMP and TSP.
  • Manage eviction notices and all court proceedings.
  • Perform weekly site walks and annual unit inspections.

Preparation, Knowledge, Skills and Abilities

Required:

  • BA plus 3 -to 5-years progressive experience or equivalent.
  • Experience in Federal and LIHTC (Low Income Housing Tax Credit) programs, tenant engagement, and property management software programs.
  • Experience in compliance, property management, management of multiple departments and ability to recognize the role each department plays.
  • Ability to tactfully engage and resolve issues with individuals and groups on a regular basis.

Supervision Received:
General supervision with broad responsibility for decision-making.

Supervision Exercised:
Direct supervisor to site staff.

This is a 37.5 hour a week position.
