We are seeking an experienced and dedicated Residential Property Manager to oversee the day-to-day operations of our residential properties. The ideal candidate will be responsible for ensuring the properties are well-maintained, handling tenant relations, and maximizing property value and profitability.

$15 - $20 hourly

Property Maintenance:

• Oversee regular maintenance and repairs of the property.
• Coordinate with maintenance staff and contractors for necessary services.
• Ensure the property complies with all health, safety, and regulatory standards.
• Perform property inspections as needed.

Tenant Relations:

• Handle tenant inquiries, complaints, and requests in a timely and professional manner.
• Manage tenant move-ins and move-outs, including inspections and documentation.
• Enforce lease terms and address any lease violations.

Leasing and Marketing:

• Advertise vacant units and show properties to prospective tenants.
• Screen and select qualified tenants through background and credit checks.
• Prepare and execute lease agreements.

Financial Management:

• Collect rent and other fees from tenants.
• Prepare and manage property budgets.
• Prepare regular reports for property owners.

Administrative Duties:

• Maintain accurate and up-to-date property files and records.
• Ensure compliance with local, state, and federal regulations.
• Prepare and distribute notices, newsletters, and other communications to tenants.

Primarily works in an office environment but may need to work outdoors to inspect properties.

May be required to work weekends or after hours in case of emergencies.

• High school diploma or equivalent; Bachelor’s degree in Business Administration, Real Estate, or a related field preferred.
• Proven experience as a Residential Property Manager or similar role is a plus.
• Strong understanding of property management and tenant-landlord laws is a plus.
• Excellent communication and customer service skills.
• Proficiency in property management software and Microsoft Office Suite.
• Strong organizational and multitasking abilities.
• Ability to problem solve and work well in a fast-paced environment.
• Ability to stay calm in stressful situations.
• Certification in property management (e.g., CPM) is a plus.
• Experience with budgeting and financial reporting is a plus.
• Knowledge of local housing laws and regulations is a plus.
• Ability to inspect property and units, including climbing stairs and walking long distances.
• Primarily works in an office environment but may need to work outdoors to inspect properties.
• May be required to work weekends or after hours in case of emergencies.
