What You'll Do

As a Community Manager at Koz Properties, you'll be responsible for the office management, community administration and leasing operations. This role calls for strategic oversight of leasing, marketing and resident relations , with the goal of achieving and maintaining high occupancy rates through diligent planning and engaging in tenant interactions.

Key Responsibilities:

Strategic Leasing and Administrative Management:

  • Sole management of office operations, including all community administration and leasing activities.
  • Conducting lease file audits to ensure adherence to policies and procedures.
  • Handling resident issues to ensure satisfaction and managing rent collection and delinquency.
  • Developing resident retention programs, coordinating events, and leading new resident leasing and move-ins.
  • Providing property administrative support and focusing on areas requiring additional support.

Marketing and Growth Management:

  • Crafting and implementing marketing campaigns to attract new tenants.
  • Monitoring leasing/renewal progress and supervising related events.
  • Keeping up-to-date with market trends and competitor analysis.
  • Applying proven sales and marketing strategies to meet and exceed occupancy targets.

Facilities and Maintenance Oversight:

  • Ensuring excellent customer service and overseeing the responsiveness of maintenance staff.
  • Maintaining property appearance and conducting regular inspections.

Education/Experience:

  • Minimum High School diploma or equivalent; Bachelor’s degree or 5 years of property management experience preferred.
  • Proficiency in on-site software and basic computer literacy.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements:

  • General physical activity including standing, handling, reaching, and occasional lifting of up to 25 pounds.

Job Type: Full-time

Pay: $55,000.00 - $70,000.00 per year
