JOB TITLE: FACILITIES MAINTENANCE SUPERVISOR

LOCATION: Grade School

CHARACTERISTICS: Classified employee

REPORTS TO: Site Principal

SUPERVISES: In some cases, other custodial staff

EVALUATION: Evaluated annually by the site Principal

FLSA: Non-Exempt


GENERAL DESCRIPTION

The Facilities Maintenance Supervisor works independently, following standardized routines under general supervision. The nature of the work requires adherence to policies, procedures, and regulations. The incumbent interfaces and problem-solves with school administrative staff, teachers non-licensed school staff, colleagues, students, and visitors. Because this job involves frequent interaction with students, the position requires a high level of professional decorum, calm, and the ability to act as a role model to young people.


REQUIRED
Qualifications, licenses, skills & experience

  • Must possess a high school diploma or G.E.D.
  • Must possess three years of experience in custodial work or any combination of experience and training to provide the applicant with the desired skills, knowledge, and ability to perform the job.
  • Must be able to perform basic math calculations.
  • Upon hire, must demonstrate an understanding of basic health standards to comply with District and State regulations and must demonstrate an understanding of safety practices and procedures.
  • Must be able to comply with District and State regulations as they relate to District building and safety.
  • Must demonstrate the ability to adhere to safety practices and comply with district procedures for using custodial cleaning products and equipment.
  • Must demonstrate the ability to follow a set routine at a pace that meets District standards and must demonstrate the ability to meet deadlines and schedules.
  • Must demonstrate flexibility to changing working environments.
  • Must demonstrate the ability to use District cleaning equipment and solve problems related to equipment operations.
  • Must be able to operate small lift equipment, power, and hand tools, and must possess the ability to work from ladders.

ESSENTIAL JOB FUNCTIONS

  • Conduct oneself in the best interest of students, in accordance with the highest traditions of public education and in support of the District's mission.
  • Ensure proper standards of cleanliness and solid building appearance with regard to the custodial, maintenance, and grounds needs of the facility.
  • Interface with school administrators to discuss and problem-solve facility needs.
  • Ensure the proper operations and maintenance of all heating and cooling systems at the site.
  • Inspect work areas to ensure that the areas are clean and suitable for safe operations and identify necessary repairs due to vandalism, equipment breakage, weather conditions, or normal operating wear.
  • Monitor the building operations and maintenance systems (e.g., ventilation systems, generator alarms, fire alarms) to ensure a safe and efficient working environment; respond to immediate safety or operational concerns such as system failures, fires, and water leaks; and take appropriate action to resolve immediate safety issues and ensure a safe and efficient working and learning environment; responds to non-urgent issues by making a recommendation to the building administrator. Makes minor repairs to the facility to ensure proper working operations and appearance.
  • Coordinate maintenance/repairs of district facilities and equipment with vendors as needed.
  • Prepare documentation to provide written support and/or convey information about facility operations and operational needs.
  • Pick up paper, trash, and debris around the interior and exterior of the site; rake; sweep and clean walkways and entrances; dispose of trash and wash out trash cans; and perform daily and routine cleaning and upkeep:
    • Vacuum, clean, and extract (shampoos) rugs and carpets.
    • Clean floors by sweeping, mopping, burnishing, and scrubbing.
    • Clean, dust, and polish woodwork, desks, furniture, glass, and other items.
    • Service soap dispensers, paper towel dispensers, and similar containers.
    • Empty and clean wastepaper baskets and other refuse containers.
    • Assist office staff with mail and deliveries to areas of the school.
    • Move and adjust chairs, desks, tables, supplies, furniture, and equipment.
    • Strip, seal, and wax floors.
    • Remove spots and graffiti from floors, walls, woodwork, furniture, carpets, and fixtures.
    • Wash and scrub walls, lavatory fixtures, windows, drinking fountains, drains, lights, light fixtures, and painted surfaces.
    • Operate power sweepers, burnishers, and other power equipment.
    • Inspect work upon completion of the assigned schedule and complete any unfinished work.
  • Shovel and apply ice melt to walks and steps as necessary.
  • Inspect and maintain roof drains, gutters, downspouts, parking lot and playground catch basins, and exterior lighting.
  • Report graffiti and arrange for removal.
  • Order supplies according to established guidelines and procedures; schedule repair work needed; monitor and perform preventative maintenance.
  • Determine equipment needed at the site and arrange for equipment deliveries such as floor scrubbers, buffers, and shampooers.
  • Respond to emergency cleanups and to immediate needs for cleaning, mechanical, or safety assistance as requested by school staff.
  • Ensure that all operating records and logs are in order and current.
  • Set up and remove equipment (e.g., chairs, tables, bleachers, portable walls) prior to and after activities.
  • Service lockers, including locker repairs, combination changes, and lock replacements.
  • Plan and implement appropriate responses to emergency situations. Actively participates in all fire and safety drills.
  • Assists in the development and updating of building operation manuals and custodial routes.
  • Report safety, sanitary, and fire hazards to appropriate authority; report and recommend needed maintenance repairs to appropriate authority.
  • Routinely follows proper cleaning procedures and uses proper chemicals and cleaners safely, productively, and according to directions given in training.
  • Routinely uses and operates cleaning equipment and tools safely and in accordance with the training instructions provided. Learns and utilizes new tools and technologies as needed by the District.
  • Coordinate and ensure compliance with all pertinent federal, state, and local and Occupational Safety and Health Act (OSHA) rules, regulations and requirements, including labeling and use of hazardous chemicals, asbestos identification and removal, and MSDS compliance.
  • Participates in major summer cleaning projects as assigned and assists with special projects related to building operations.
  • Maintains effective working relationships with other members of the custodial staff, school personnel, students, and parents. Effectively works and communicates with students, parents, and staff from diverse cultures or backgrounds.
  • Perform other duties as assigned.
