Vertical Design Build is a custom home builder seeking a highly experienced, super organized, results-oriented, Construction Manager to coordinate all field activity for the exceptional construction of high-end Custom Homes.

Be a master at scheduling for maximum efficiency to coordinate and schedule all onsite development and construction activity, adept at obtaining expedited results managing workers, sub-contractors, material suppliers, and the delivery of material, and equipment.

Be a sophisticated communicator skilled at providing process transparency to clients and all stakeholders while embracing the architecture, interior design, consultant team collaborative process.

JOB SUMMARY

The Construction Manager (CM) is an onsite field representative position which coordinates activities relating to field operations as directed by Director of Construction and office operations. The CM will manage all assigned projects from the final pricing and permitting phase through project completion and subsequent project close out functions including the completion of a project anniversary meeting with our Clients.

Responsibilities include but not limited to coordinating and scheduling all onsite site development and construction activity, supervising workers, sub-contractors, vendors and delivery of material, equipment, and management of quality assurance and control processes, manage contract requirements, plans management and field documentation, scheduling compliance and updating, calling in and coordination of all required inspections, client contact and adherence and managing of compliance of onsite field safety requirements of vendors, employees and the general public, while ensuring that plans and specifications are being followed and work is proceeding in compliance with quality of construction standards of Vertical while delivering on schedule and budget requirements.

This position reports to Director of Construction (DOC)

SPECIFIC RESPONSIBILITIES

· Assist in the evaluation of construction and permitting documents to determine construction feasibility and quality of construction, review of documents for quality control and assurance and consistency of company and industry best practices, review and discovery of plan discrepancies prior to issuance of documents for construction, determine and confirm the use of appropriate construction details and methods, offer alternative methods and materials when discovered, determine appropriate manpower requirements and coordinate with trades as necessary to maintain and comply with project schedule and budget projections.

· Assist in the selection of trade and specialty contractors and coordinate all subcontractor schedules, material suppliers and deliveries to maintain quality, efficient construction schedule and budget projections.

· Become an expert user of the company’s project management software and use of remote cellular hardware (iPad).

· Oversee quality performance of all trade contractors and review architectural and engineering drawings to ensure all specifications and regulations are being followed.

· Schedule inspections and meet with building inspectors for all inspections including Building final.

· Administration and documentation of as-built conditions of on-site construction documents and contracts.

· Maintain communication with the client throughout the job from personal contact, site visits, phone or through written message consistent with company policies and practices.

· Process and administration of change orders consistent with company policies and practices.

· Track and control construction schedule and associated costs to achieve completion of project within time schedule and budget.

· Maintain effective administration of the on-site QA/QC and Safety programs following OSHA and company standards.

· Report to Director of Construction immediately upon discovery of all discrepancies with construction documents and scope of work, construction challenges with sub-contractor, vendor relations relating to quality and schedule compliance.

· Coordinate directly with Director of Construction concerning all necessary write ups of sub-contractors and vendors which are not in compliance with the plans and specification of the project or directives communicated to correct deficiencies.

· Report to Director of Construction regarding construction progress and all necessary modifications of plans as necessary prior to requesting information via RFI’s to design consultants or owners.

· Create electronic daily and weekly project update reports within our project management software including progress photos and narrative descriptions of construction activities and material delivery and electronic.

· Coordinate with Director of Construction and Purchasing in the creation all RFI’s, Change Orders as well as budget and schedule compliance variances.

· Maintain and document client contact, job status, job schedule, changes, inspections, material delivery and trade and specialty contractor performance and present at weekly job meeting with office.

· Participate in monthly OAC meetings with Owners, Architects and Construction Staff

· Create and Supervise the execution and completion of punch lists and maintenance items if any at appropriate stages of construction.

Job Type: Full-time

Pay: $85,000.00 - $95,000.00 per year
