Project Manager Base $100K-$120K

Role Description

JOC-Construction is currently seeking a Project Manager for a full-time, hybrid role located in Denver, CO, with flexibility for some remote work. The Project Manager will be responsible for overseeing all aspects of construction projects from initiation to closeout, including project planning, budget management, coordination of resources, and communication with clients to ensure a successful project delivery. They will also manage project timelines and schedules and ensure that all projects are delivered on time, within budget, and to the highest quality standards.

Qualifications

  • 5 years of experience in project management in the construction industry
  • Demonstrated experience in managing and delivering complex construction projects on time and within budget
  • Excellent organizational, communication, and interpersonal skills
  • Strong proficiency in project management software, such as Microsoft Project, Procore, or PlanGrid
  • Ability to interpret and analyze construction documents, including plans, specifications, and contracts
  • Demonstrated experience in managing multiple subcontractors and vendors
  • Understanding of safety, quality control, and building codes and regulations
  • Strong problem-solving and decision-making skills

General Requirements

  • Ability to develop lasting relationships with JOC employees, clients, subcontractors and Gordian account managers.
  • Ability to manage 1-2 million dollars in annual revenue consisting of multiple multi-trade concurrent projects. 
  • Ability to meet the physical and mental demands of the position.
  • A high aptitude for computer work is essential. Must have knowledge of document preparation utilizing Microsoft Word, PowerPoint, Excel, Outlook and Bluebeam. 
  • Must have at least 3 years’ experience in construction. 
  • Ability to be self-sufficient in position through networking, resourcefulness, dedication and commitment to excellence.
  • Work, although limited, should be expected during PTO to ensure work obligations are met.
  • A 4-yr degree from an accredited college in engineering, construction management or business is preferred.

Preproposal 

  • Help clients define and quantify specific project scopes of work (SOW). Utilize superintendents and industry experts as needed to define scopes. 
  • Create job folder.
  • Contact Gordian account manager, inform them of the project name and details and setup a joint scope meeting (JSM) with Gordian account manager and client. Meeting should be onsite. Include subcontractors on walk as possible. 
  • Complete JOC’s JSM worksheet onsite. Include all relevant photos, measurements, hand sketches, details, etc. 
  • Finalize scope based on JSM.
  • Send any pertinent RFI’s.
  • Type up formal SOW and send to client for final approval. (.docx format)

Proposal

  • You have (2) weeks to generate work order package (WOP) and submit to Gordian once SOW is approved. Sometimes, clients need the proposal in less time. When possible, under promise and over deliver without missing clients’ expectations. 
  • Send out request for proposal (RFP) to subcontractors and vendors. We need these in short order to have time to put together WOP. Save quotes to project folder. 
  • Once quotes received qualify the quote against the scope of work. Then verify if quote includes sales tax, dumpster, equipment (lifts) etc. Once qualified, enter in the job cost analysis (JCA). 
  • Enter any auxiliary costs not included in subcontractors quotes. For example, dumpsters, equipment, portable toilet, superintendent costs, etc.
  • Add 5% contingency for jobs with low risk. If high risk, contact upper management and explain.
  • Play with proposal amount in JCA to see where WOP need to go in at the reach a KPI of 1.0
  • Log into Gordian, find the project and add proposal. Select the correct factor in setup. 
  • Once in Price Proposal Builder build scope line items using price proposal builder. Utilize user notes and categories to simplify the communication to client. Ensure price proposal amount equals target in JCA. Anything below a KPI 1.0 requires upper management approval.
  • Click view reports and select contractor price proposal details- category or -CSI if categories not used.
  • Upload SOW into job order homepage in the Documentation (Scope/RFP) widget. Click files, detailed scope of work then upload file. 
  • Export to Gordian account manager. Ensure export includes SOW and WOP.
  • Follow-up with email in standard WOP submission format, attach pdf versions of WOP and SOW.
  • Notify client the WOP has been submitted to Gordian and currently under review via e-mail. 
  • Follow-up with Gordian account manager with a phone call within 24hrs of submission to ensure they have received it and if they have any questions. 
  • Follow-up with Gordian account manager daily until proposal is reviewed, revised as needed, and submitted to client. 
  • Once client has received, follow-up with email letting them know to reach out with any questions or concerns. 
  • Follow-up with client weekly or biweekly via email about submitted projects. Soft touch. 

Construction

  • PO received.
  • b. Submit submittals to client for approval. To include product data sheets, SDS’s, schedule and safety plan.
  • Create final plan of project logistics. Verify lead times and subcontractor mobilization dates.
  • Update project schedule in smart sheets and email to project team. (subcontractors, vendors, suppliers and client)
  • Issue subcontracts after submittals are approved. 
  • Set-up auxiliary items such as site supervision, portable toilets, dumpsters, equipment as needed.
  • Actively manage the project with the project team. Perform quality and safety checks at regular intervals. Keep photographic and written documentation for all phases of construction. Schedule inspections as needed. Communicate issues and progress with project team consistently.
  • E-mail client weekly update form.
  • Schedule routine progress walks with client.
  • Prompt subcontractors and vendors for monthly bills on the 20th of the month. We need them by COB on the 25th. Bills to be projected to end of the month.
  • Ensure bills are being processed correctly and paid timely after receipt of payment from client.
  • Schedule courtesy walk with client when ready to perform punchout. E-mail client courtesy walk items as closeout submittal. Use template. 
  • Once items are completed, perform final walk with client. Have closeout documents on hand at final walk.
  • Closeout documents include: completion letter for signature onsite, warranties, product data, redline drawings, SOW, field change forms, weekly reports, photographic documentation and attic stock list with receipt signature by client. Take pictures of signed documents, upload to project folder. 
  • Final update JCA and save as JCA post construction. 

Post Construction

  • Reach out to client on a bi-weekly basis to check-in on them.
  • On every couple of touches ask how the project has been working out for them to get feedback after completion.
  • Handle any warranty work as needed.
