· Ensure all Subcontractors comply with all Project Docs (Dwgs/Specs) and their Subcontract SOW's/Submittals.
· Attend site meetings with clients, vendors, subcontractors, inspectors and staff.
· Understand and adhere to project scope and prevent scope creep.
· Recognize when change orders might be necessary and alert PMs to determine further steps!
· Contribute to budget tracking for labor, supplies, materials, and other project costs!
· Coordinate materials and equipment delivery with vendors and suppliers
· Create schedules for workers and subcontractors.
· Collaborate in identifying the need for additional subcontractors and develop scopes of work accordingly.
· Schedule Subcontractor onsite work with all other work in conjunction with the overall project schedule.
· Communicate on a regular basis with the office regarding field progress. Promptly identify any scheduling issues to be able to timely correct potential long-term conflicts.
· Create or assist in any general construction RFls and forward all sub trade RFls for processing to the office and monitor all RFls through client review and response.
· Assure that RFI responses are distributed to all trades involved along with specific action items to be taken. (with coordination from off PM/Asst PM)
· Confirm with all affected trades if financial issues apply to any RFls (with coordination from off PM/Asst PM)
· Walk jobsite every day at a minimum to monitor daily activities and job progress and anticipate upcoming short term and long-term work effort.
· Complete Daily Logs and progress photos and transmit same to the office via outlook and/or applicable software.
· Prepare "Rolling completion lists" for all subcontractors and distribute them on a bi-weekly basis for timely correction to reduce future punch lists.
· Maintain clear as built drawings with all field modifications identified.
· Conduct all subcontractor meetings as needed (including discussion of Safety Tool-Box Talks) to review job progress, to resolve any inter-sub issues and coordination, and to advise of next two week (or near term) schedule look ahead.
· Ensure that the project site [inside and outside] is left each day in a clean, organized, and safe condition.
· Conduct pre-construction meetings with each subcontractor in advance of the beginning of their onsite work for review of their SOW and ensure no conflicts.
· Identify and make changes in the operation as necessary to best meet construction deadlines.
· Must be proficient in all communication with staff, clients and vendors through phone, email, text and writing in a clear, concise, timely and professional manner.
· Follow and enforce safety protocols.
· Conduct Job Hazard Analysis, hold tailgate talks, and ensure required PPE is available and used/worn properly.
· Complete site inspections daily.
· Responsible for making sure all company materials and equipment are properly secured and stored.
· Coordinate all required field inspections by any agencies or quality control parties.
· Collect and submit all receipts, invoices, pick tickets, load/weight tickets in a timely manner.
· Industry related professional certification and licenses strongly desired.
· Minimum 10 years commercial/industrial construction superintendent experience.
