JOB TITLE: Property Accountant

DEPARTMENT: Accounting

REPORTS TO: Accounting Manager

JOB OVERVIEW:

The Property Accountant will play a key role in managing receivables, payables, bank reconciliations, the preparation of relevant journal entries, and full account reconciliations for each property in their assigned portfolio. This role requires a strong background in accounting principles, attention to detail, and the ability to collaborate with various department leaders to ensure accurate and comprehensive financial reporting.

Key Responsibilities:

Accounts Receivable (AR):

· Generate and process property-related invoices promptly and accurately, recognizing the diverse billing cycles based on property types.

· Collaborate with Property Managers to ensure timely collection and accurate recording of tenant charges.

· Monitor tenant receivables, addressing inquiries and providing support to the Property Manager regarding tenant charges.

· Facilitate open communication between the accounting and property management teams to address AR-related matters effectively.

· Note:

· For self-storage properties, billing is conducted daily to align with the nature of the business.

· For retail properties, billing occurs on a monthly cycle in line with standard leasing agreements.

Accounts Payable (AP):

· Manage property-related vendor invoices, verifying accuracy and adherence to contractual terms.

· Ensure timely payment processing and collaborate with vendors to resolve any discrepancies or payment-related inquiries.

· Coordinate with the Accounting Manager and property managers to streamline AP processes and optimize cash management.

Bank Reconciliations:

· Perform monthly bank reconciliations for property-related accounts, identifying and addressing discrepancies promptly.

· Maintain accurate and up-to-date records of financial transactions to ensure the integrity of financial reporting.

Journal Entries and Reconciliations:

· Prepare and review relevant journal entries for property transactions during the month-end closing process.

· Conduct comprehensive full account reconciliations for each property entity, addressing any discrepancies and ensuring accuracy.

Month-End Closing:

· Collaborate with the Accounting Manager in the month-end closing process, ensuring accurate and timely recording of property transactions.

· Generate and analyze monthly, quarterly, and annual financial statements to ensure accuracy and completeness.

Qualifications:

• Bachelor’s degree in accounting, Finance, or a related field or a combination of 5 years of experience and education.
• Knowledge of property management accounting principles and practices.
• Proficiency in accounting software (e.g., QuickBooks, Yardi) and Microsoft Excel.

Skills and Abilities:

• Strong understanding of accounts receivable, payable, and general accounting principles.
• Detail-oriented with excellent organizational and time management skills.
• Ability to work independently and collaboratively in a fast-paced environment.
• Strong verbal and written communication skills.
