The Lead Building Engineer will have a minimum of five years of facility maintenance experience/trade and/or technical school experience. Five years’ experience in building maintenance and engineering, or equivalent. This person must be capable of attaining a Washington 07-Electrical license. A valid driver’s license is also required. This person will have daily contact with tenants requiring customer service skills and they will also relate well with other members of the property management team.He/she will be knowledgeable in basic plumbing, electrical and mechanical equipment and have the ability to read blueprints and work independently.

This position is responsible for the preventative maintenance and ongoing maintenance and repair of all major building systems including HVAC, mechanical, electrical, security and plumbing, as well as responding to tenant requests.

Responsibilities

• Establish and maintain a relationship with tenants, contractors and vendors for goods and services required for daily efficient building operation.
• Respond to and handle service requests from tenants in conjunction with property management work order system.
• Perform or coordinate with outside vendors to perform preventative maintenance/maintenance or repair of all building systems including plumbing, HVAC, mechanical, electrical, and energy management systems.
• Program and maintain the building’s automation systems, HVAC, life safety and security controls.
• Have knowledge of low/high voltage electrical systems including access control and security cameras.
• Have knowledge of all fire/life safety systems including alarms, fire sprinklers, standpipes, smoke/heat sensors, emergency lighting, public address systems, elevator recall, etc.
• Be knowledgeable of and maintain records of all locking hardware and lock systems in the building.
• Assure time and materials are recorded and charged.
• Assure general cleanliness of all shops, storage, mechanical, and common areas.
• Operate and maintain energy, management, security and fire/life safety surveillance systems as required. Operate and schedule maintenance of fire/life safety systems as required.
• Be a part of the building fire and life safety team. Conduct and coordinate with outside vendors fire and life safety system testing and maintenance.
• Integral part of the budgeting process, including providing input on replacements and capital items.
• Writing and reviewing RFP’s for all of the major capital mechanical and maintenance items, including 3 year building vendor contract review
• Be available for after-hours to lead emergency situations.

Required Skills and Education:

• Must have solid understanding of contracts associated with operation of buildings.
• Must have knowledge of all building systems including HVAC, plumbing, mechanical, security, electrical, and energy management systems.
• Ability to use various hand tools.
• Ability to read and understand construction drawings and specifications.
• Ability to delegate, negotiate and work effectively as a member of a team.
• Strong time management, record keeping, multi-tasking and decision making skills.
• Basic skills in software such as Microsoft Excel, Word, SharePoint and Outlook.
• Must be able to pass a pre-employment drug test and background check.
• Must have a clean driving record.

Compensation and Benefits

Salary range for this role is between $90,000 - $105,000 including a full range of health benefits, vacation plan, 401K and other benefits.
