Position Overview: As a Real Estate Wholesaler, you will act as an intermediary between property sellers and potential buyers. Your primary responsibility will be to identify distressed properties, negotiate favorable purchase agreements with sellers, and then assign or sell these contracts to interested buyers for a profit.

Key Responsibilities:

• Property Sourcing and Analysis:
• Identify distressed properties through various channels such as networking, direct mail campaigns, online databases, and real estate agents.
• Conduct preliminary analysis to determine potential profitability of each property deal.
• Negotiation:
• Negotiate purchase contracts with property owners, aiming for favorable terms and conditions that allow for a profitable resale or assignment.
• Marketing and Sales:
• Market assigned contracts to potential buyers, including investors, landlords, and rehabbers, through direct outreach, networking events, and online platforms.
• Facilitate the transaction process, ensuring all legal and financial aspects are handled efficiently.
• Due Diligence:
• Coordinate property inspections, title searches, and any necessary surveys or appraisals to ensure the property's condition and legal status meet buyer expectations.
• Relationship Management:
• Build and maintain relationships with sellers, buyers, real estate agents, and other industry professionals to establish a network for sourcing deals and closing transactions.
• Contract Assignment:
• Assign purchase contracts to end buyers or close on the property and resell for a profit, depending on the strategy and agreement with the seller.

Qualifications and Skills:

• Proven experience in real estate, sales, or related field preferred.
• Strong negotiation skills and ability to close deals effectively.
• Knowledge of real estate market trends and investment strategies.
• Excellent communication and interpersonal skills.

Education and Certification:
