Disruptive Creations LLC is Hiring a Construction Manager / Project Manager – New Ground Up Residential Project Near Oakland, CA

This position is for immediate hire. A unique opportunity for an experienced Construction Manager/ Project Manager.

We a​re looking for a licensed, skilled, and experienced Construction Manager/Project Manager to oversee our upcoming ground-up single-family home project in Oakland Hills (94612). The successful candidate will work closely with the owners and have experience in ground-up projects and the ability to oversee and manage the project. The role requires close collaboration with the project owner, necessitating excellent communication and interpersonal skills.

The role allows for hybrid work and an opportunity to work on future projects.

Project: ​This an exciting opportunity to work on an All-Electric, Green, Luxury Healthy Intelligent Home that is Zero-Net Energy ready. The project is an all-steel structure and combines offsite/prefab with on-site work so need someone with excellent project management skills.

Responsibilities:

Project Management:

  • Oversee and manage construction activities, especially for the interior work
  • Find, qualify, and properly vet subcontractors to ensure they meet project standards and requirements.
  • Coordinate with subcontractors, suppliers, and other stakeholders to ensure seamless execution of the project.
  • Monitor project progress, identify potential issues, and implement effective solutions.
  • Ensure compliance with local building codes, safety regulations, inspections, and LEED certification requirements.
  • Manage procurement and logistics for finishes and fixtures as required.

Quality Control and Budget Management:

  • Maintain high standards of workmanship and quality control throughout the project.
  • Track project expenses and manage the budget to avoid cost overruns.
  • Prepare and present regular progress reports to the project owner.

Collaboration with the Owner:

  • Work closely with the project owner, ensuring clear communication and alignment on project goals and expectations.
  • Provide regular updates and seek input from the owner on key decisions and milestones.

Requirements:

  • Have a contracting license (e.g. Class-b)
  • Excellent communication and leadership skills
  • Proven project management experience in ground-up​ projects.
  • Familiarity with construction sites and safety regulations
  • Familiarity with local building codes, safety regulations, and inspection processes.
  • Strong understanding of construction sequencing, scheduling, and budget management.
  • Ability to manage and coordinate a skilled team of subcontractors.
  • Proficiency in using software such as Microsoft Office (Excel, Word) and other project management software.
  • Ability to read and interpret blueprints, schematics, and construction documents
  • Experience with LEED certification is a plus.
  • Relevant certifications or degrees in construction management, engineering, or a related field.
  • Ability to work closely and effectively with the project owner.
