Prospect14 is Hiring a Title Specialist Near Ardmore, PA

As part of our growing team, we are seeking a seasoned title specialist. The successful candidate’s primary responsibilities will be to manage title review and curative work for solar and battery storage development projects and assist with closing deliverables for transactions related to Prospect14’s sales of project portfolios. The successful candidate should be familiar with owner and leasehold title policies, ALTA requirements and be able to liaise with title companies and surveyors to cure title defects for ultimate issuance of a proforma or title policy. Attention to detail, strong organizational skills and knowledge of commercial land transactions will contribute to the success of the Prospect14 team. This position will initially report to the Director Real Estate, while working closely with various internal teams.

The Title Specialist’s work will support several functional areas of Prospect14’s business:

· Order title commitments and manage receipt using Smartsheet Title Tracker.

· Conduct thorough title examinations with ALTA survey to identify any defects, liens, or encumbrances on properties that affect our Project Premises and work to resolve title issues through curative actions.

· Prepare curative documents (e.g. SNDAs, surface rights waivers, Affidavits of Non-Production for Oil and Gas Leases) and work with landowners, mortgage companies, lessors and/or subsurface mineral owners to obtain execution of these documents.

· Coordinate with legal counsel, Prospect14’s development team, real estate team, surveyors and title

insurance underwriters to resolve complex title issues, including quiet title actions, surface rights waivers, boundary disputes, encroachments and easement conflicts.

· Liaise with title insurance companies to secure appropriate title insurance policies for project properties, including preparation and negotiation of title insurance endorsements, exceptions, and special coverage requests as needed.

· Maintain up-to-date knowledge of multi-state title insurance regulations, requirements, and best practices to ensure compliance and mitigate risks.

· Work closely with project development teams to assess and mitigate title-related risks and liabilities throughout the project lifecycle.

· Maintain accurate records and documentation related to title curative actions, insurance policies, endorsements, and related correspondence.

· Generate title status reports for executive team / communicate title issues and progress as needed;

· Participate in weekly status calls (internal and external) concerning transactions and portfolio management related to title.

· Support the administrative aspects of Company management including development and improvement of processes, metrics, and reports for our internal use and reporting to investors and other stakeholders; and

· Support other corporate matters as needed by the Director of Real Estate, Vice President of Land, or Vice President of Development.
