We are seeking a dedicated individual to oversee daily operations at multiple buildings. This role involves direct responsibility for onsite activities, ensuring efficient building management and tenant satisfaction.

Key Responsibilities:

  • Manage daily operations of multiple buildings, ensuring all HVAC systems are adjusted according to weather and tenant needs.
  • Conduct regular inspections and maintenance of plumbing, electrical systems, lighting, ballasts, and plumbing fixtures.
  • Respond promptly and thoroughly to tenant service requests, maintaining excellent communication and tenant relations.
  • Supervise contracted services like snow removal, janitorial services, pest control, and refuse removal, ensuring compliance with contract terms.
  • Coordinate supply needs for janitorial, lighting, and other building supplies, adhering to purchase order procedures and monitoring inventory.
  • Perform repairs and maintenance on various building systems and components, including doors, locks, carpet, walls, windows, blinds, sidewalks, fixtures, plumbing, electrical, and HVAC.
  • Act as the primary contact for emergency response situations such as fire alarms, power outages, weather emergencies, and police activity.
  • Conduct daily/weekly property inspections, noting deficiencies and assigning responsibilities with due dates.
  • Manage onsite fire and life safety systems and procedures, including "lock out/tag out" and temporary impairment procedures.
  • Ensure onsite health and safety compliance for tenants and visitors, including snow and ice removal, indoor air quality, egress corridors, fire doors, and emergency lighting.
  • Coordinate vendor and contractor activities, including roof inspections, elevator repairs, and fire systems maintenance.
  • Maintain cleanliness and good housekeeping in all common areas, mechanical rooms, basements, roofs, and refuse areas.
  • Oversee building keying schedules, key release documents, and card access systems for tenants.
  • Coordinate tenant move-in and move-out processes, ensuring compliance with building protection and insurance requirements.
  • Manage preventative maintenance schedules for all building systems, following industry standards and manufacturer requirements.
  • Coordinate and document utility meter readings as per lease agreements.
  • Conduct regular roof inspections to ensure drains and gutters are clear of debris.
  • Program and manage building timeclocks or BMS systems, adjusting HVAC systems and lighting as needed.
  • Prepare detailed quarterly property inspection reports and action lists for deficiencies in collaboration with facility and property management.
  • Ensure annual inspections and maintenance of elevators and roofs, maintaining incident logs for related matters.
  • Coordinate inspections and maintain registrations, licenses, and compliance reporting for fire and life safety systems, elevators, and environmental requirements.
  • Maintain relationships and contact information with local governmental and emergency responder agencies.
  • Ensure properties and vacant spaces are in "show ready" condition at all times for tenant/broker showings.
  • Maintain exterior signage including monuments, wayfinding, building signage, and leasing/marketing/broker signage.
  • Manage operations, maintenance, testing, inspection, and fuel supplies for emergency generators and fire pump equipment at each property.

Requirements:

  • Minimum of 2-4 years' experience in commercial building management.
  • Valid driver’s license.
  • Basic computer skills including Outlook/Office365 and related programs.
  • Strong verbal communication skills for effective interaction with tenants, contractors, emergency personnel, and management.
  • Experience in tenant/customer relations.
  • Proficiency in troubleshooting and basic repair/maintenance of commercial building systems/components.
  • Availability to communicate and respond on a 24/7/365 schedule as needed.

Job Type: Full-time

Pay: $24.54 - $29.55 per hour

Expected hours: 40 – 50 per week
