As a Real Estate Specialist (RES), you will play a critical role in managing and facilitating real estate transactions related to order processing. You will be responsible for interpreting, negotiating, processing, and closing essential real estate deliverables, ensuring a smooth and predictable experience for our partners and customers. Operating within a designated geographical area, you will collaborate closely with cross-functional teams to address real estate issues promptly, adhering to company policies while minimizing litigation exposure.
Key Responsibilities

• Order Processing: Review and process order-related tasks within cycle time and forecast guidelines. Negotiate and secure required consents, LOAs, and additional land as needed, ensuring timely project completion.
• Document Review: Interpret and verify the accuracy and completeness of critical site and lease information in company databases, including CCI Sites, Readiness, BPM, LRM, and Microsoft SharePoint.
• Project Management: Drive large volume projects of varying urgency and complexity, providing timely updates, accurate forecasts, and detailed, action-oriented notes to stakeholders and customers. Escalate issues as necessary to ensure project timelines are met.
• Ownership & Collaboration: Demonstrate strong ownership and drive, working effectively with diverse teams to mitigate risks and fulfill contractual and operational commitments.
• Landlord Relations: Communicate with property owners to resolve ground-lease-related issues, fostering strong landlord relationships while upholding lease agreements.
• Legal Coordination: Collaborate with legal teams to resolve landlord default claims and ensure proper processing of documents. Work with local attorneys and functional groups to proactively address property and site matters.
• Vendor Management: Oversee external vendors, including attorneys, environmental engineers, title companies, and surveyors, ensuring transactions close on time, within budget, and meet quality and risk standards.

Education & Certifications

• Bachelor’s degree in Business, Urban Planning, or equivalent work experience.
• 3-5 years of real estate experience.

Qualifications

• Wireless industry experience (preferred but not required).
• Zoning and permitting experience (preferred but not required).
• Ability to comprehend and interpret contracts and agreements.
• Proficiency in reading and translating land surveys, construction drawings, legal descriptions, and other legal documents.
• Excellent communication, organization, and time management skills.
• Strong problem-solving abilities and customer-focused expertise.
• Experience in training peers on processes and working collaboratively in a team environment.

Additional DetailsThe base range for this contract position is $32 - $42/per hour, depending on experience.
Our pay ranges are determined by role, level, and location. The range displayed on each job posting reflects the minimum and maximum target for new hires of this position across all US locations. Within the range, individual pay is determined by work location and additional factors, including job-related skills, experience, and relevant education or training.
