Summary:The General Manager – HBM Commercial Properties (“GM”) manages and directs all property management activities for a portfolio of properties within the overall Hobbs Brook Management commercial real estate portfolio. This role will be assigned to our Life Sciences Portfolio. The GM leads a team and is responsible for budget management, variance reports, tenant relations, and strategic planning.
As needed, the GM will work with the asset management team to assist on matters related to leasing and long-term planning. The GM will oversee the operational budget of their portfolio and specific construction / development activities as it relates to building upgrades, preventive maintenance, repairs, tenant fit-outs, and overall property upkeep. The GM proactively manages tenant-related problems and issues to optimize tenant satisfaction; coordinates with the construction manager to ensure proper delivery of tenant improvements within scheduled deadlines; and works with the tenant experience manager to develop recommendations that positively impact tenant relations, retention, and satisfaction.
In conjunction with the finance department, the GM assists with yearly operational / capital planning. The GM is responsible for hiring and managing 3rd-party vendors and ensuring all FM Global standards are in place and adhered to.
Schedule & Location:This is an exempt, office-based position in Waltham, MA.
  • Actively manage assets to maximize short-term return-on-equity and increase long-term economic value.
  • Prepare and file necessary documentation for Energy Star Certifications, BOMA 360 and BOMA TOBY Award consideration.
  • Track, prepare and submit necessary Environmental, Social and Governance (ESG) information for quarterly, annual and other periodic reports as needed.
  • Prepare RFP’s, manage and competitively bid building services to third-party service providers (as needed), ensuring improved scope of work, Class A standards and favorable low cost.
  • Work with EH&S and FM Global resources to properly insure that all properties, vendors and tenants operate in safe and professional manner to meet or exceed FM Global standards.
  • Report on performance, budget variances, tenant arrears, tenant retention efforts, significant changes in the market and property conditions in general.
  • Responsible for financial management of property to enhance property value.
  • Develop annual operating and capital budget.
  • Financial reporting to include monthly variance analysis and quarterly reforecasting.
  • Manage Facilities staff for assigned properties to identify and resolve maintenance and other issues concerning the property.
  • Oversee and coordinate all facilities-related activities.
  • Assist in developing and monitoring specifications for facilities vendors.
  • Inspect and monitor all facilities’ day-to-day activity.
  • Recommend/review value-add facilities-related capital projects.
  • Track and monitor all facilities-related contracts, invoice approval and budgeting.
  • Interact with tenants to promote goodwill and be aware of any problems.
  • Work with acquisitions, development, and leasing on new strategies in the market.
  • Review construction plans for tenant design buildouts and maintain contact throughout projects.
  • Analyze and monitor capital improvement and renovation programs as required for property maintenance, competitive positioning, or market repositioning.
  • Determine specific service contract requirements, develop scope of work, solicit bids, evaluate proposals, and monitor contract performance for all service vendors.
Required Education:
  • Bachelors Degree
Highly Preferred Education:
  • RPA, CPM, MSRE certifications preferred
Required Work Experience:
  • 7 years’ experience in a commercial property management capacity
  • Experience in a property manager or senior position managing lab/life sciences space required
  • Day to day experience working with Chief Engineers and building engineers and a strong knowledge of building MEP and operating systems
Required Skills:
  • Ability to effectively listen and proactively respond to requests
  • Knowledge of the budgetary process as it relates to operating and capital expenditure budgets
  • Excellent communication skills (oral & written)
  • Strong follow-through and a dedication to excellence in service
  • Ability to build rapport with tenants, vendors, peers, and management
  • Track record of leading and developing high-performing teams
  • Understanding of the interdependencies between property management, asset management, construction, and leasing functions
  • Technology proficient including intermediate-level MS Office skills and knowledge of industry related technology such as Yardi, MRI, VTS, Kardin and others
  • Motivation and aptitude to learn new systems
  • Proven ability to lead and motivate teams; effective in the role of player-coach; ability to influence with and without direct authority
  • Capable implementing effective business solutions
The hiring range for this position is $130,700-$187,800 annually. The final salary offer will vary based on individual education, skills, and experience. The position is eligible to participate in FM Global’s comprehensive Total Rewards program that includes an incentive plan, generous health and well-being programs, a 401(k) and pension plan, career development opportunities, tuition reimbursement, flexible work, time off allowances and much more.
