Property Manager – Multifamily

Purpose:
Property Manager is charged with assuring a well-managed, well-maintained building, placing maximum emphasis on positive response to the concerns and needs of the residents, environmental health and safety, and quality programs, in coordination with the Owner's goals and objectives. This position will be a roving position to assist the Regional Portfolio Manager with multiple assets in the Denver area, to include training, mentoring, marketing audits, online presence content updates for entire portfolio, lease up processes, due diligence, and acquisitions.
Job Description:
· Oversee daily operations of assigned property
· Preparation of annual operating budget
· Responsible for monthly variance repots
· Perform routine property inspections
· Resident relations and work order follow up
· Negotiate and implement all service contracts
· Accounts payable approval
· Review & follow up on delinquencies
· Preparation and reconciliation of annual escalations
· Assist in the coordination of capital projects
· Coordination of all building activities
· Oversee Maintenance Personnel
· Abstract leases and input into MRI
· Work closely with the leasing team for new leases / renewals
· Coordinate resident move ins and move outs
Knowledge/Training
· 3 years as Property Manager
· Strong financial and budgeting skills required
· Maintain a thorough knowledge of current Fair Housing and ADA regulations.
· Thorough knowledge of LIHTC practices and working with CHFA guidelines.
· Maintain a thorough knowledge of market and local competitors.
Thorough knowledge of marketing platforms and website content updates
· Participate in continuing education programs and in-house meetings and training sessions, as approved or directed by supervisor.
· Attend and participate in outside or in-house activities, meetings, organizations, regulatory agencies, etc., as approved or directed by supervisor.
Salary $60,000 - $62,000
