Essential Job Functions :

Perform general building and HVAC maintenance. Troubleshoot problems and execute preventative maintenance. This position will be responsible for the day-to-day repairs and maintenance of several light commercial properties.

Typical Duties :

• Responsible for the completion of all maintenance service requests as assigned.
• Maintain a professional courteous manner with all residents, vendors, contractors, and fellow employees.
• Schedule and complete the "Preventative Maintenance Program".
• Perform related duties as assigned.

Knowledge and Abilities :

Knowledge of :

• Theory of HVAC and refrigeration systems.
• Materials, methods and tools used in the operation and repair of HVAC and refrigeration systems including centrifugal chillers.
• Applicable building codes, ordinances and regulations of State and local authorities pertaining to HVAC, refrigeration and boilers.
• Electronic and direct digital controller, pneumatic controls and low-voltage controls.
• Manual and electrical tools and equipment applicable to the HVAC and refrigeration trade.
• Welding and soldering techniques.
• Health and safety regulations.
• Basic record-keeping techniques.
• Proper methods of storing equipment, materials and supplies.

Ability to :

• Perform journey-level mechanical maintenance duties in the repair, installation, inspection, diagnosis and alteration of HVAC and refrigeration systems and related equipment and facilities.
• Perform preventive maintenance and routine servicing of equipment.
• Interpret and work from plans, diagrams, and specifications.
• Follow oral and written instructions.
• Operate specialized equipment and tools utilized in the diagnosis, repair, installation and maintenance of HVAC and refrigeration systems.
• Design systems and update schematics, blueprints, shop drawings and sketches.
• Provide training and work direction to other maintenance personnel.
• Work cooperatively with others.
• Work independently with little direction.
• Meet schedules and time lines.
• Maintain records and prepare reports related to work preformed.
• Observe legal and defensive driving practices.

Education :

Any combination equivalent to : training and experience to achieve journey-level in the operation, installation, maintenance and repair experience in the HVAC trade including specializing in pneumatic and digital controllers and operation of low-pressure boilers.

Licenses and Requirements :

EPA certification, State of Texas HVAC registration and a valid Texas Driver’s License with a driving record free of significant moving violations.
