The anticipated hiring range for this position is $25.00 to $30.00 per hour. Hiring offers will be determined based on the final candidate’s qualifications and experience. POSITION SUMMARY

The Building Engineer is responsible for general maintenance and repairs to all buildings located at the California Campus locations (Greystone in St. Helena and Copia in Napa) as needed. The Building Engineer works as part of the Facilities team to ensure a safe and fully functional work and educational environment.

ESSENTIAL RESPONSIBILITIES

  • Performs all facility inspections during rounds of all boiler rooms, equipment rooms, and roof top areas, as required.
  • Monitors and inspects all equipment and systems for designed operations, makes adjustments and repairs as required.
  • Performs preventative maintenance on all systems as required and/or directed (i.e., boiler tube cleaning, water testing and treatment, filter changes, grease traps, and strainer cleaning). Makes recommendations for a preventative maintenance schedule to the management team.
  • Completes work orders as assigned. Diagnoses the causes of any maintenance problems, equipment or systems repairs or failures to identify the root cause.
  • Responds to work orders within residence halls, sometimes while students occupy rooms. Communicates with occupants, Residence Director, Residence Assistants, and the education office, keeping them apprised of the status of work orders.
  • Completes written assessment of maintenance issues as required by work order process.
  • Performs repairs to door hardware, locks, and fire protection systems (smoke, fire, and sprinkler systems) as required. Takes buildings out of service for fire inspections or maintenance.
  • Repairs roof leaks and maintains roof drainage systems. Inspects and keeps roof surfaces free of dirt and debris.
  • Repairs plumbing, water leaks, heating, signage, window blinds and windows.
  • Assists outside contractors as required. Ensures clear communication with management on all projects with a goal of on-time and on-budget project completion.
  • Orders maintenance supplies as needed.
  • Responds to emergency situations during and after hours for the purpose of resolving immediate safety concerns.
  • Assists other skilled and non-skilled trades employees in resolution of high priority issues. Assist in other areas of building maintenance, as required.
  • Follows all safety protocols to ensure a safe working environment.
  • Any and all other duties as assigned.

REQUIRED QUALIFICATIONS

Education:

  • High School Diploma or equivalent required.

Experience:

  • Minimum of one (1) year work experience in the building/facilities maintenance field with experience in any of the following: Plumbing, Electrical, Carpentry, HVAC, Grounds Maintenance, General Construction.

Licenses / Certifications:

  • Valid driver’s license.

PREFERRED QUALIFICATIONS

  • Formal trade school education in any trade.
  • Completion of an apprenticeship program in any trade.

REQUIRED SKILLS

  • Must be able to read work orders, understand instructions and follow directions and procedures.
  • Must be able to work in a tidy and organized manner.
  • Must be able to understand compulsory safety procedures used in the trades.
  • Skilled with tools used in one or more trades such as plumbing, carpentry, mechanical and electrical trades.
  • Familiarity with building emergency systems and shutdown procedures.
  • Understanding of basic preventative maintenance concepts.
  • Demonstrated reliability, ownership of job, pride in workmanship.
  • Strong teamwork and interpersonal skills; ability to be adaptable, dependable and handle multiple priorities simultaneously.
  • Must display a high level of energy and self-motivation.
  • Strong customer service skills.

WORKING CONDITIONS

  • Must be able to work overtime on nights and weekends or in a rotating on call schedule, as required by business needs and emergency situations.
  • May be required to work on different shifts, work schedules, and report to various supervisors based upon the needs of the Institute.
  • Ability to lift materials weighing up to 50 lbs.
  • Able to climb to heights above 20 feet.
  • Position requires working in extremely hot or extremely cold environments, such as outdoors, sometimes in extreme summer temperatures, on rooftops, in electrical rooms, crawl spaces and confined areas where heat is sometimes 110-120 degrees Fahrenheit and working in walk-in refrigeration units or other cold areas.
  • Must be able to travel to both locations of the CIA California Campus (Greystone in St. Helena, CA and Copia in Napa, CA).
