Job Title: Maintenance Technician

General Job Description / Scope of Responsibilities:

Under the leadership of the Maintenance Chief, the Maintenance Technician is responsible for performing various tasks to maintain building and equipment.

Key Responsibilities:

Perform routine maintenance and repairs on buildings and equipment.

Conduct property maintenance tasks such as plumbing (unstopping drains, replacing faucets, and installing fixtures), light construction (sheetrocking, painting, sanding), and HVAC.

Handle light electrical, mechanical (HVAC), plumbing/piping repairs, locksmithing, carpentry, construction, painting, flooring, and door hardware tasks.

Maintain cleanliness in buildings, grounds, parking lots, and other common areas.

Conduct daily inspections of common areas (inside and outside).

Assist with maintaining building infrastructure and systems including grounds, lots, façade, roof, drainage, HVAC, plumbing, electrical, and fire safety.

Respond to maintenance work order requests promptly and follow up to ensure timely completion.

Support annual preventive maintenance schedule through scheduled inspections and tasks.

Maintain records of work order generation, progress notes, bidding, and sign-off on completed tasks.

Skills and Qualifications:

High School diploma or technical school equivalent required.

Valid driver’s license with a good driving record. Must have reliable transportation.

Ability to meet physical and medical requirements; capable of lifting moderate to heavy weight objects and working with tools. Standing, sitting, bending and squatting throughout shift is required.

Knowledge of building trades, tools, manuals, and the ability to read and interpret technical plans and specifications.

Proficiency in the use of maintenance tools and equipment, including power snakes and other assorted power and hand tools.

Good communication skills, with a strong focus on customer service.

Ability to respond to inquiries and issues effectively and professionally.
