About Us:

SDF Capital LLC is an investment firm specializing in purchasing and reselling over 100 homes annually. We are seeking an experienced professional to evaluate single-family and small multi-family homes, leveraging After Repair Value (ARV) and "As Is" price data to determine optimal offer ranges.

Job Summary:

As a Real Estate Investment Underwriter, you will conduct comprehensive market research and analysis to provide accurate, timely data on comparable properties, supporting real estate transactions and decision-making processes. Your expertise will significantly contribute to our organization's success and profitability.

Responsibilities:

• Research and analyze comparable properties in target markets to determine property values, including After Repair Value (ARV) and "As Is" values. Provide offer numbers for properties based on this analysis.
• Evaluate potential real estate investments by analyzing financial statements, cash flow projections, and market trends.
• Identify and assess potential risks associated with investments and develop strategies to mitigate those risks.
• Perform detailed due diligence on properties, including site visits, reviewing legal documents, and assessing physical conditions.
• Prepare and present comprehensive investment proposals to senior management, including detailed financial models and risk assessments.
• Monitor and manage existing real estate investments to ensure they meet performance expectations and make recommendations for improvements or divestitures.
• Gather data on recently sold, pending, and active listings, including property characteristics, sale prices, and market conditions.
• Stay informed about current market conditions and trends, including inventory levels, days on market, and pricing fluctuations, to identify opportunities and risks.
• Ensure the accuracy and reliability of comparable data by verifying information sources and conducting thorough validation checks.
• Assist sales agents with comparable property analysis, market research, and offer strategies to support real estate transactions.
• Use real estate databases, market research tools, and software applications to streamline data collection, analysis, and reporting processes.
• Work with real estate agents, appraisers, lenders, and inspectors to obtain Broker Price Opinions (BPOs) and scopes of work for properties.

Qualifications:

• Bachelor’s degree in finance, Real Estate, Business, Economics, or a related field is a plus!
• Minimum of 3-5 years of experience in real estate investment underwriting, finance, or a related field.
• Proven experience in real estate market analysis, comparable property research, or a similar role.
• Strong analytical skills and attention to detail.
• Excellent knowledge of real estate market dynamics, valuation methods, and pricing strategies.
• Proficiency in real estate databases, market research tools, and Microsoft Office Suite. Podio CRM is a plus.
• Effective communication and presentation skills.
• Strong problem-solving skills with the ability to think critically and make sound decisions under pressure.

Compensation:

• Base salary: $50,000
• Guaranteed bonus on all deals: $50,000 - $90,000 total compensation potential.
