Job description

A locally owned and operated commercial real estate firm is currently looking for a dynamic, energetic and organized candidate to fulfill the duties and responsibilities of Property Manager. The firm engages in all aspects of commercial real estate.

This position will serve as the point of contact between the tenants, maintenance technicians and vendors.

Job Responsibilities Include:

  • Manage the daily operations of assigned commercial properties.
  • Coordinate maintenance, repairs, and renovations as needed, ensuring properties meet aesthetic and safety standards.
  • Develop and maintain positive relationships with tenants, addressing inquiries, concerns, and requests promptly and professionally.
  • Regularly communicate important updates, policies, and procedures related to the property to keep tenants informed.
  • Select, contract, and manage relationships with contractors, vendors, and service providers to ensure quality services and cost-effective solutions.
  • Review and first approval of invoices, proposals, and contracts related to property maintenance, repairs, and capital improvement projects.
  • Management of annual budget. This position works closely with accounting to prepare budgets, analyze variances, and determining cash flow available for expenditures.
  • Assist in the preparation of CAM estimates and CAM reconciliations.
  • Inspecting overall properties on a regular basis, including vacant units ensuring a well-kept, professional appearance.
  • Ability to understand and interpret lease language and enforce legal terms of lease.
  • Communicate with building owners on a regular basis.
  • Other duties as assigned.

Qualifications:

  • Must have experience in commercial property management (non residential) with a proven track record of managing multiple properties effectively.
  • Excellent communication and problem-solving skills.
  • Ability to work independently, prioritize tasks, and meet deadlines in a fast-paced environment.
  • Exceptional customer service skills
  • Excellent verbal and written skills
  • Proficient in Microsoft Word, Excel, and Outlook
  • Detail oriented, organized, and reliable
  • Able to multi-task, prioritize and meet deadlines
  • Professional, friendly attitude

Starting salary and benefits will be dependent on experience.

This position will require local travel to various properties in the Metro East St. Louis area. The company does reimburse for mileage.
