Position Title: Maintenance

Status: Full Time

Supervised by: Site Manager

Primary Purpose:

This is a non-supervisory position performing work at the Waimanalo Emergency Shelter and is responsible for repair and upkeep of all buildings. Maintenance is responsible to perform maintenance and repair functions according to repair requests, regular scheduled maintenance, preventive maintenance, or special inspections conducted.

Essential Functions:

• Inspect and diagnose problems and figure out the best way to correct them.
• Plan repair work
• Order supplies
• Perform preventive maintenance to ensure that equipment, units, buildings, and property continue to operate within its capacity.
• Fix or replace faulty electrical switches, outlets, and circuit breakers.
• General cleaning and upkeep of buildings and properties
• Read blueprints or technical diagrams.
• Inspect electrical components.
• Install and maintain wiring, control, and lighting systems.
• Inspect framework or other structures and fixtures.
• Construct and install frameworks, walls, floors, etc
• Clean drains, remove obstructions and repair or replace broken plumbing fixtures.
• Repair water, gas and other piping systems
• Maintain septic systems.
• Coordinate septic cleaning.
• Coordinate and schedule scope of work with outside vendors to repair, replace, or conduct work that requires a licensed professional.
• Complete all repairs.
• Instruct and direct team members.
• Respond to repair requests within 24 hours and no later than 5 business days.
• Submit all receipts for purchases associated with repairs.
• Maintains a maintenance log and record of receipts.
• Diagnose mechanical issues and correct them.
• Repair machines, equipment, or structures as necessary.

· Mowing lawns

· Trimming hedges

· Watering plants

· Maintaining garden and lawns, including planting, fertilizing, weeding, soil conditioning, mulching and applying pesticides

· Operating and maintaining garden and landscaping equipment

SUPERVISORY CONTROL

Direct supervision is provided by Site Manager

PHYSICAL DEMAND

The incumbent must bend, reach, lift or move up to 55 pounds, exposure to blood or bodily fluids, exposure to chemicals, and exposure to toxic fumes, work around water, and work outdoors.

WORK ENVIRONMENT

This position typically requires working outdoors in the heat and, at times, during inclement weather.

QUALIFICATIONS REQUIRED

· Proven maintenance experience.

· High school diploma or general education degree (GED).

· Related degree from a technical college.

· Skilled in the use of hand and power tools.

· Ability to take apart machines, equipment, or devices to remove and replace defective parts.

· Ability to check blueprints, repair manuals, or parts catalogs as necessary.

· Ability to use common tools such as hammers, hoists, saws, drills, and wrenches.

· Experience with precision measuring instruments or electronic testing devices.

· Experience performing routine maintenance.

· Strong organizational and follow up skills.

· Eye for detail.

· Professional presentation and attitude.

· Ability to maintain focus while working individually.

· Strong time management skills.

Job Type: Full-time
