Performs advanced maintenance, repair and inspections of hospital systems and equipment to provide a safe and comfortable environment for the patients and staff.
Responsible to adhere to all applicable maintenance and repair work practices, quality standards, and policies in accordance with building structure and plant equipment.
MINIMUM QUALIFICATIONS:EDUCATION, CERTIFICATION, AND/OR LICENSURE:
  • High school diploma or GED equivalent.
  • Formal training beyond high school (i.e., technical school, apprenticeship, trade schools or college)
  • Valid Driver’s License – Must be maintained during employment period
  • Successfully pass WV DHHR Protected Services Record Check and WV CARES fingerprint-based criminal background check.
PREFERRED QUALIFICATIONS:EXPERIENCE:
  • 3 years of experience in building maintenance
CORE DUTIES AND RESPONSIBILITIES: The statements described here are intended to describe the general nature of work being performed by people assigned to this position. They are not intended to be constructed as an all-inclusive list of all responsibilities and duties. Other duties may be assigned.
  • Begins prompt corrective action on all deficiencies found during inspections and ensures communication to the appropriate personnel affected in those areas.
  • Demonstrates thorough knowledge of the use and care of both general and specialty tools (i.e., bolometer, calipers, anemometer, micrometers, refrigeration, gauges, etc.) used in building maintenance and plant repairs.
  • Demonstrates skills in the use of (and interpretation of acquired information) test equipment used in building systems repair and maintenance (i.e., temperature and pressure gauges, strobe lights, infrared devices, isolation power tester, voltage recorder, etc.).
  • Displays familiarity with the use of special analytical equipment used in preventive/predictive maintenance functions (i.e., bearing analyzer, vibration analyzer, disturbance analyzer, LIM tester, etc.).
  • Demonstrates thorough knowledge and comprehension of regulatory compliance procedures (i.e. NFPA 99, OSHA, National Electrical Code, JACHO standards, ASHE standards, NFPA 101, etc.).
  • Demonstrates thorough knowledge of AC/DC electrical equipment and systems (i.e. three phase, motor control, variable drives, SCU/DPU, Automated Logic, etc.).
  • Demonstrates basic knowledge and skills in the troubleshooting and repair of air conditioning and refrigeration, (i.e. cycle times, starter relays, temp controllers, chillers, cooling towers, rooftop chillers, etc.).
  • Demonstrates skilled knowledge and ability to perform specialty-welding procedures (i.e., stainless steel, cast iron, copper, silver solder, etc.).
  • Demonstrates basic knowledge and skills in the troubleshooting and repair of pneumatic and hydraulic controls and systems (H.V.A.C., vertical lifts, pneumatic tube, compactors, etc.).
  • Performs scheduled inspections through preventive maintenance work orders in a timely, efficient manner to minimize equipment break down.
  • Demonstrates knowledge pertaining to the operation, maintenance and inspection of the Simplex fire/security alarm system (i.e. transponder, detectors, FAZ/FAM panels, fire phones, etc.).
  • Demonstrates knowledge pertaining to the operation, maintenance, trouble-shooting, and repair of the nurse-call system (i.e. master stations, patient station, pillow speakers, etc.).
  • Demonstrates a knowledge pertaining to the operation, maintenance, trouble-shooting, and repair of the H.V.A.C. system (i.e. smoke evacuation, P.C. controls and commands, air filtration, humidification, etc.).
  • Demonstrates a knowledge pertaining to the operation, maintenance, trouble-shooting, and repair of the electrical distribution system (i.e. main switch gear, transfer switches, loads, emergency procedures, etc.).
  • Demonstrates a knowledge pertaining to the operation, maintenance, inspection, repairs and possess the ability to instruct/train others in the proper and safe use of patient care equipment.
  • Assures the technical competence in the Facilities Engineering field by attending in-services, reading trade literature, and schools.
  • Exhibits an in-depth knowledge of future building system technologies.
  • Completes specific TPC training courses, as documented on training records.
  • Attends all departmental in-service sessions. Participates in on-the-job training.
  • Provides on-the-job training for lower level technicians in regards to systems, policies and procedures, safety precautions, and proper working practices.
  • Exhibits advance knowledge of the Hospital’s cost reduction goals and promote ways to achieve cost savings recommendations in the Facilities Engineering department.
  • Recommends improvements to the computer maintenance management program to minimize downtime and reduce cost of systems and equipment.
  • Evaluates equipment and makes recommendations on future updates or replacements.
  • Actively promotes teamwork and actively participates in implementing change to improve the Facilities Engineering department.
  • Maintain accurate and complete documentation of data pertaining to scheduled inspections and in a timely manner through time sheets, and regulatory compliance forms such as work orders, inventory sign-out sheets calls.
  • Assures all repairs are cost effective by evaluating the options available, considering total cost of repairs and taking action appropriately.

  • Must have the physical capability to stand, walk, reach, climb, ascend/descend stairs and ladders, for a maximum of six (6) to eight (8) hours.
  • Must have the physical capability to lift and/or carry 1‑15 pounds for a maximum of six (6) to eight (8) hours and 15 to 60 pounds for a maximum of two (2) hours.
  • Must have the physical capability to push and/or pull 1‑15 pounds for a maximum of six (6) to eight (8) hours and 15 to 90 pounds for a maximum of two (2) hours.

  • Uses proper precautions in the performance of duties in which the following exposures may occur: temperatures above 100~F and/or below 45~F for sustained periods; heights above 6 feet, i.e., ladders, scaffolding, etc.: vibrations; skin and/or lung irritants such as solvents, paints, lubricants, etc.
  • Appropriate dress for above-mentioned exposures is required.
  • Use of Safety equipment is required.
  • Use of protective wear, such as goggles, gloves, boots, masks, etc., is required.
  • Must complete vision screening test for near and far vision. Must screen 20/40 or better or will be referred to the Eye Center.
SKILLS AND ABILITIES:
  • Must have the ability to read and interpret blueprints, sketches, shop drawings, specifications, schematics drawings, etc
  • Numerical ability is required to perform arithmetic calculations.
