SUMMARY
Organize, direct, perform and supervise operations of the community’s maintenance and housekeeping departments and program, to include planning, organizing, staffing and supervising departmental operations and in the maintenance of physical plant to include interior and exterior of building, heating and cooling and all other building systems. Ensure compliance with Federal, State and local requirements.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
STANDARD REQUIREMENTS:
  1. Directs the community maintenance, housekeeping and laundry (if applicable) staff, to include hiring, training, evaluating performance, resolving disciplinary issues and firing.
  2. Responsible for the maintenance and upkeep of the buildings and grounds. Inspects completed work for conformance to standards and policies.
  3. Implements preventative maintenance programs. Coordinates compliance with local, state and federal building codes, SDS, OSHA, EPA regulations, and fire codes.
  4. Coordinates contractors and vendors, making sure insurance and licenses are current.
  5. Conducts regular inspections of life safety systems, including fire extinguishers and sprinkler systems.
  6. Conducts annual apartment maintenance. Completes necessary repairs and maintenance in apartments and common areas including refurbishment for move-ins.
  7. Ensures the outside of the property is maintained, including landscaping and garbage/trash removal.
  8. Prepares and follows approved budget. Tracks utility consumption and expense files.
  9. Maintains inventory control for all general supplies, parts and equipment for necessary repairs and maintenance. Maintains all required files.
  10. Assesses all plumbing and electrical problems within the community and determines the best course of action to correct the problem.
  11. Works within the legal scope of local and state codes.
  12. Reviews safety data sheets (SDS) as requested for potential exposure to hazardous chemicals used and take necessary precautions
  13. Assess property damage and file property damage claims in accordance with company policy.
  14. Responds appropriately to resident or community emergencies by assisting as needed.
  15. Maintains office, shops and mechanical areas within company standards.
  16. Maintain equipment in accordance with the maintenance agreements and programs, including the community vehicles.
  17. Timely reporting to the Executive Director of all maintenance issues and concerns.
  18. Attend all department head meetings and provide updated reports to the attendees.
  19. Ensure satisfactory resolution of each maintenance request.
  20. Acts as Safety Liaison during emergencies and is responsible for the Safety Committee.
  21. Oversee maintenance and upkeep of community vehicles.
  22. Manages all expenses within budgetary guidelines and tracks all expenses on monthly Spend Down
  23. Keeps all required documents up to date in the community folder on the server.
  24. Develop equipment and supply list for maintenance and housekeeping departments
  25. Order and maintain sufficient building and housekeeping supplies as needed
  26. Maintain periodic inspections of supplies and equipment to ensure that adequate levels are maintained, and that equipment is available and working properly
SUPERVISORY FUNCTIONS:
Supervises the maintenance, housekeeping, laundry and security team members.
COMPANY WIDE RESPONSIBILITIES
  • Supports a dignified and caring atmosphere with residents, residents' families, visitors and team members.
  • Protects privacy and confidentiality of information pertaining to the resident, team member, residence, company information and records.
  • Maintains a safe and secure working environment and practices safe working habits.
  • Complies with the attendance policy.
  • Complies with the cell phone and social media policies.
  • Maintains neat appearance, good personal hygiene and appropriate uniform.
  • Participates in training, in services and attends meetings when required.
  • Assists with special projects as assigned and performs other related duties.
QUALIFICATIONS
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required. Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions. Prior to presence in the community, applicant must have completed a Post Hire Health Questionnaire upon offer of employment. A TB test result must be received with 7 days of employment. Previous TB test results cannot be older than 6 months; chest x-ray results 2 years. A Criminal Record Clearance is required prior to team member’s starting date.
EDUCATION AND/OR EXPERIENCE
High school graduate with general knowledge of electrical, plumbing, painting, housekeeping and other related fields. Ability to read, write, speak clearly and follow oral and written instructions.
CERTIFICATES, LICENSES, REGISTRATIONS
Must have proof of training and/or certification obtained and any additional training as required by Federal, State and local requirements. Must have current driver’s license and access to a personal car to use. May be required to obtain a CDL license. Must carry and maintain current first aide and CPR certificate.
PHYSICAL DEMANDS
Position requires the ability to stand, reach, bend/stoop/crouch, push/pull/lift/carry up to 50lbs, twisting/ turning and repetitive motion
PHYSICAL ABILITIES
Must have good vision, hearing and speech
