We are currently seeking a Title Processor to work in our Chattanooga office daily to play a crucial role in our real estate title processing operations. The ideal candidate will be responsible for managing the title process from initiation to closing, ensuring that all aspects of the title search, examination, and clearance are handled accurately and efficiently. The Title Processor will work closely with internal team members, clients, and external parties to facilitate smooth and timely real estate transactions.
Responsibilities:
1. **Title Examination:**
- Conduct thorough title searches and examinations to identify any liens, judgments, or encumbrances that may affect the property.
2. **Document Preparation:**
- Prepare and review legal documents, including title commitments, deeds, and settlement statements.
3. **Clearance of Title Issues:**
- Collaborate with underwriters, attorneys, and other stakeholders to resolve any title issues and ensure a clear and marketable title.
4. **Communication and Coordination:**
- Maintain open communication with clients, lenders, real estate agents, and internal team members to provide updates and address any concerns.
5. **Closing Coordination:**
- Coordinate and schedule real estate closings, ensuring all necessary documents are prepared and available for signing.
6. **Post-Closing Activities:**
- Oversee the post-closing process, including the recording of documents, disbursement of funds, and issuance of final title policies.
7. **Quality Control:**
- Conduct quality control checks on all documentation to ensure accuracy and compliance with company policies and industry standards.
Requirements:
- Previous experience as a Title Processor or similar role within a real estate title company.
- Proficient knowledge of title insurance, real estate transactions, and related legal documents.
- Strong attention to detail and analytical skills.
- Excellent communication and interpersonal skills.
- Familiarity with title software including Qualia and industry-specific tools.
- Ability to prioritize tasks and work in a fast-paced environment.
- Knowledge of state-specific real estate laws and regulations.
Education and Certification:
- High school diploma or equivalent; additional education in real estate, business, or a related field is a plus.
- Relevant certifications in title processing or real estate are desirable.
