Overview
 
We are seeking a highly motivated and experienced part-time Property Manager to oversee Arbor Ridge in Goshen, IN. The ideal candidate will have a strong background in affordable housing, property management, excellent communication skills, and a passion for providing exceptional customer service. 
 
Location: Arbor Ridge - Goshen, IN
Hours: 24 hours - Monday, Wednesday, and Friday, 8:00am – 5:00pm
 
Essential Functions and Responsibilities
  • Supervise on-site staff and contractors, ensuring all work is carried out according to standards set by the Regional Property Manager
  • Provide ongoing training and development of staff, including conducting regular performance evaluations, provides constructive feedback, and manages employee time and attendance
  • Ensure timely rent collection, deposit funds daily, manage property finances within budgetary limits, and handle accounts payable
  • Oversee move-ins and move-outs, manage the leasing process, conduct annual rental re-certifications, and prepare occupancy reports
  • Ensure property maintenance standards are upheld, handle maintenance requests promptly, conduct inspections, and coordinate repairs
  • Handle on-site accidents and emergencies, reporting them promptly to the Regional Property Manager and completing necessary documentation
  • Maintain tenant and property files, ensuring all records are up-to-date and organized
  • Coordinate property marketing and advertising activities as directed
  • Attend meetings as required and submit accurate and timely reports on property performance, occupancy, and financials
  • Maintain knowledge of governmental regulations (e.g., Fair Housing, HUD), ensure property compliance, and assist with inspections
  • Other duties as assigned
 
Requirements
  • Minimum of 1 years of Property Manager experience
  • Excellent communication, organizational, interpersonal, and time management skills
  • Ability to work independently and as part of a team
  • Proficient in Microsoft Office and property management software
  • Valid driver's license and automotive insurance
