Seeking a Property Manager to oversee an apartment community. The Property Manager directly supervises the activities of all on-site employees and operates the property within the approved budget to achieve maximum occupancy.
JOB DUTIES:
- Physically inspect all common areas on the property daily to assure its peak readiness and appearance taking immediate action on unsatisfactory appearance problems. Walk the property daily checking for cleanliness, safety and conditions of the buildings, driveways, laundry rooms, pools, landscaping, and all exterior features of the property. Any safety or hazardous areas should be noted and scheduled for correction immediately.
- Ensure quality of market-ready units and maintain a supply of available units in market-ready condition.
- Review and audit maintenance service requests to insure timeliness, quality of work, and resident satisfaction.
- Approve all lease paperwork daily, applications, move-ins, move-outs, renewals, etc. Ensure all move-ins are walked with the resident and satisfaction is achieved. Perform the duties of Leasing Consultant as needed.
- Collect, record, and deposit property income accurately and timely manner.
- Approve all invoices for goods or services received at the site. Utilize and understand the accounts payable system and instruct all office personnel in its use.
- Administer and adhere to company policies and procedures as they pertain to the site operations.
Requirements for this position:
- Complete the required 30 hours of pre-licensing education on property management principles and practices
- Pass the South Carolina Property Manager exam
- Register with the South Carolina Real Estate Commission
