City San Mateo State California Job Location San Mateo Corp Office POSITION SUMMARY: Essex Property Trust, Inc. is a fully integrated real estate investment trust (REIT) that acquires, develops, redevelops and manages multifamily properties in selected West Coast communities. We are seeking a talented individual to take on a Design Associate role. This individual will assist and oversee various projects with the Design Team, Redevelopment and Capital Project Managers and Operations. Additionally, will also be responsible for updating reporting status and communicating with supervisors and the Reinvestment Group. PRINCIPLE RESPONSIBILITIES: This person will be responsible for managing design projects, such as and not limited to; exterior paint projects, interior hallway paint, flooring, interior and exterior amenity spaces including outdoor furniture packages, and leasing offices. Assist in full life cycle of projects from start to completion. The role will assist with renovation efforts on multiple properties by communicating with Project Managers, scheduling with the property/operations team, reporting status and communicating with the Design Team. Maintain all Design standards pertaining to apartment units, flooring, amenity furniture, and exterior furniture As-built existing spaces and create plans In Auto CAD. Maintain CAD records for Design Team. Research and provide suggestions to new vendors, products and technologies to advance ESSEX Design aesthetic Create and maintain coordination of exterior paint palettes Mentor and collaborate with design coordinator(s) Participate in the budget preparation and approval process for the Revenue Generating and Major Renovation Projects. The role is to work with the Design and Underwriting Teams on gathering necessary supporting proposals for the budgets. Seek property revenue generating opportunity. This includes, identifying revenue generating opportunity, walking sites with contractors, Project Managers and providing data/proposals to the Underwriting Team. Assist of revenue generating projects impact of property cash flow. Provide daily and weekly status of work and maintain high level of communication to all parties involved - via phone, text, facetime, email. Act as liaison with the Operations Team for renovation activity and data. Work with the Marketing Team to coordinate photography of projects once completed. Utilize all necessary technology application, including MS Excel, Word, Microsoft Project, Microsoft Teams, PowerPoint, and Yardi. This person must be a team player who can communicate and work effectively throughout all levels of the company’s organizational chart. Perform other duties as requested by the supervisor. PHYSICAL REQUIREMENTS: Will use some repetitive motion of hands/wrists while using computer Will require some light to medium lifting (on project installs) Walking in the outdoor weather elements and in landscaped areas Walking construction sites where there is dust and other construction related elements QUALIFICATIONS: Bachelor’s Degree in Interior Design, Architecture or similar 4-year program 3-5 years design, architecture, contract furniture or real estate industry experience Strong working knowledge of Auto CAD, InDesign and Photoshop Ability to differentiate colors throughout the color spectrum Must have strong analytical skills, including the use of Excel and Yardi Must have solid organizational skills and be able to coordinate many tasks through others to maximize production Must demonstrate a working knowledge of basic real estate investment principles and effectively make informed “investment” related decisions with respect to capital improvement budgeting Basic computer skills, including working knowledge of Outlook, Word and intermediate Excel and Yardi preferred Valid Driver’s License and ability to travel to multiple sites including up and down the West Coast by airplane. With the ability to rent cars and stay overnight Other Considerations Essex Property Trust, Inc. manages properties in two Western States from San Diego to Seattle. Travel to these locations will be necessary. This is a Full-time position and has the option of working remotely and the expectation of working in a nearby Corporate office two days per week, or as in person meetings require. New hires generally start between $83,000.00 - $100,000.00 per year. The final salary offer will be determined after reviewing relevant factors, including but not limited to skill sets; relevant experience; internal equity; and other business and organizational needs.
