Essential Duties
- Develop a comprehensive working knowledge and understanding of the contract documents (including contract, plans, specifications, and applicable codes).
- Monitors and controls quality of project from start to finish.
- Identify scope of work or specifications as well as risk issues
- Coordinates subcontractors and trade superintendents
- Review take offs, general conditions, and add-ons.
- Build effective relationships with customers, design team, specialty contractors, suppliers and user groups that reflect and support company core values.
- Attend project meetings and help with coordination of trades.
- Creates project critical path schedules.
- Assists project team with long term projections.
- Writes Requests for Information (RFIs)
- Recognizes and documents scope change discovery, research, identification, and estimating.
- Represents the company in meetings with the owner and subcontractors.
- Gathers information required for pricing.
- Estimates change order items.
- Assists in developing owner pay applications.
- Ensure subcontractor compliance with safety standards and applicable safety codes and regulations.
- Review work as it is being placed to be sure it is accurate within accepted tolerances.
- Review contract drawings, specifications, and shop drawings to ensure proper coordination and installation.
- Assist in preparation of project as-builts.
- Other activities, duties, and responsibilities as assigned.
- Manage the subcontract change order process including review of subcontractor estimates, negotiate change orders, obtain required owner approvals and preparation of subcontract change orders.
- Manage project close-out, including securing warranties, guarantees, and acceptance of work, subcontract and vendor close, final payment and records retention.
- Proficient knowledge in project management software, Procore.
- Strong working knowledge of MS Office Suite
- Strong attention to detail with auditing mentality in analyzing both the mathematical and scope portions of estimating.
- Understand how estimating supports construction operations.
- Bachelor's Degree - Engineering, Construction Management, or similar technical training/experience
- Past field co-op experience in related construction industry/skilled trades.
- Must be able to read and interpret blueprints and other technical drawings and documents.
- Good organizational, communication, and problem-solving skills.
