Job Description:
The Property Manager is responsible for the strategic oversight and management of our portfolio of commercial properties. This role involves ensuring properties are impeccably maintained, fostering strong tenant relationships, and maximizing financial performance through effective budgeting and financial management. The Property Manager collaborates closely with the Asset Manager, Finance Team, tenants, and vendors to ensure all properties operate efficiently and align with annual budget goals.
Key Responsibilities:
Property Operations: Lead maintenance, repair, and renovation activities to ensure properties are maintained to the highest standards and comply with all relevant regulations and industry standards.
Tenant Relations: Cultivate and maintain strong relationships with tenants, promptly addressing their concerns and ensuring exceptional tenant satisfaction. Manage lease agreements and oversee renewals.
Financial Management: Develop and manage property budgets, closely monitor expenses, and implement strategies to optimize revenue. Oversee rent collections, payments, and comprehensive financial reporting.
Vendor Management: Coordinate with vendors and service providers to deliver maintenance, security, landscaping, and other essential property services. Negotiate contracts to ensure cost-effective and quality service delivery.
Leasing and Marketing: Collaborate with Asset Management to support marketing & leasing initiatives, attracting new tenants, and retaining existing ones. Prepare spaces for tours and provide building information during lease negotiations.
Regulatory Compliance: Ensure all properties meet local, state, and federal regulations, including safety standards and environmental laws.
Qualifications:
Bachelor’s degree in real estate, business administration, or a related field.
Demonstrated experience in commercial property management.
In-depth knowledge of property management principles and practices, including how buildings operate and MEP systems.
Exceptional communication and interpersonal skills.
Proficiency in property management software and Microsoft Office Suite.
Strong organizational skills with the ability to manage multiple properties and tasks simultaneously.
Job Type: Full-time
Pay: $50,000.00 - $65,000.00 per year
